A well presented two bedroom flat in the heart of Saxmundham, ideal for contractors, professionals or anyone needing a comfortable base during the week or longer term. The living room is a good size and has a bit more character than your average rental. There’s a mustard velvet sofa, a mid century coffee table, a large bay window that lets in plenty of light and a dining table if you need somewhere to sit and eat or get some work done in the evenings. The kitchen is bright and fully equipped with everything you’d need after a long day on site. There’s a washing machine and tumble dryer, which makes a longer stay a lot more practical. A breakfast bar with stools keeps things sociable if you’re sharing the place with a colleague. Both bedrooms are doubles, finished to a good standard with clean linen and towels provided. Each room has its own character without being over the top. Bedroom one has a wall mounted TV, built in wardrobe, ceiling fan and a proper desk and chair if you need to get some work done. Bedroom two is equally comfortable, with a leather armchair and a warm bedside lamp. The bathroom has a full size bath with overhead shower and a large frosted window that keeps things light without sacrificing privacy. Clean, simple and everything you need. Ideal for for a couple or even solo travellers. Suncatch Corner is a beautiful newly renovated holiday home in the popular market town of Saxmundham, only minutes away from the Suffolk Coast. This is a well-equipped property with everything you need to set yourself up with a base to explore Suffolk. A perfect location in the centre of the Suffolk Coastal district. You enter the property into the well-equipped kitchen, which comes with everything you’ll need during your stay. A full-size fridge freezer, oven, and all the usual essentials you’d expect to find plus a washing machine which you can make use of. Additionally, you’ll find seating at the round dining table for four just in case you have company. Moving through the property you will find the bedroom on your left where you will find a comfortable double bed made up with luxurious 400 thread count linen and our lovely soft hotel standard towels. You’ll be left 2 towels per guest, one bath towel and one hand towel. You’ll find the bedroom cosy with the original beams in the ceiling and a softly lit lamp on each side of the bed, perfect for reading. Just after the bedroom, the bathroom will be to your left with a small shower cubicle, toilet and sink basin. This will be stocked with enough toilet rolls to get you started but you may need to purchase more if you’re coming for a longer stay. The living room towards the back of the property is the ideal place to put your feet up after a long day exploring the Suffolk Coast. With its large sofa you’ll have plenty of space to spread out and get comfortable in front of the TV, we have left an HDMI cable there to connect your own devices. There’s a small brown pouffe to make use of as well and a Z bed (folding) which guests are welcome to use if they prefer not to be in the same room, however, they will need to bring their own linen. Again, the lounge benefits from the original beams in the ceiling which adds a touch of class to this property. One thing to bear in mind is that whilst we allow pets at Suncatch Corner, we don’t have a big garden for them to run in it is just the wooden deck area and a concrete yard.

Varley House is a traditional 17th Century Suffolk longhouse providing comfortable, family accommodation for up to10 people. It is situated in the historic market town of Saxmundham, an ideal location from which to explore Suffolk and its heritage coastline. Within a short walk of shops, restaurants, pubs, supermarkets, a children’s adventure playground and a railway station, it is perfect for large families and groups wanting to celebrate and get away together. Steeped in character, Varley House is grade 2-listed with period features that include beamed walls and ceilings, an impressive inglenook fireplace with a wood burner in the living room, a curved ‘Queen Ann’ staircase, high-ceiling Georgian bedrooms and a spacious sitting room where there is a piano. KITCHEN/DINING LIVING SPACE Light floods into this stunning room, cleverly designed for socialising with friends and family with a dream kitchen, living area with an expanse of sofas along one wall; bar seating; and a handsome dining table for long leisurely lunches. A wall of sliding doors opens to the garden for easy indoor/outdoor living and the underfloor heating and floating wood burner make this a cosy place in cooler months too. The kitchen has a Mercury cooker with two ovens and a warming drawer plus five ring induction hob and extractor above. There’s a massive Fisher and Paykel double fridge with ice dispenser and deep drawer freezer, Panasonic Inverter microwave hidden in the larder cupboard, a Creatista and a Nespresso Creatista Plus coffee machine with milk frother (please bring your own pods). One side of the room is simply for relaxing in with bench seating stretching along the wall with a window seat and corner TV, as well as three basket bar stools to perch on beside the kitchen worktop whist sipping a G&T, or space for the kids to be creative using the bar counter as a worktop. The garden wraps around the house with a large patio outside the glazed kitchen doors and a path leading to the seating area with the long table flanked by benches, shaded by a pergola, so you can enjoy the peaceful surroundings and bird songs. The sunken trampoline and swing will provide hours of fun. An amazing walled garden with raised beds, filled with herbs which you’re welcome to enjoy, sits at the side of the kitchen accessed from the study/boot room and the ground floor double room.
