Bedroom seven is also a superking or twins and shares a bathroom with eight, which has similar facilities. Up in the attic, for those more able to climb the steep staircase, bedroom nine provides a superking or twin beds with double-aspect views to front and back, while bedroom ten also offers a superking with zip-and-link plus views over the front grounds, both having their own en-suite shower. Guests will have access to the house garden at the back and lawns to the front. There is a pond within the grounds which is fenced, however please supervise children at all times. Norfolk School of gardening sits on the right perimeter of the lawn, their garden is not accessible to guests. Parking for 10 cars available. We recommend guests use cars to enjoy the surrounding area and Norfolk countryside whilst staying with us. There are however a number of lovely walks which can be enjoyed on foot from the property’s doorstep. The hot tub and terrace are wonderful late at night and you’re very welcome to use them, we just ask that you keep it to a murmur. Music. Please don’t take speakers, radios or any other source of music outside the house at any time, and please don’t turn up music indoors so that it can be heard outside. Inside the house, keep the volume low enough that it doesn’t travel beyond the walls. Arrivals and departures. If you’re expecting deliveries or booking taxis, please give them clear directions in advance so they’re not circling the lane late at night or early in the morning. No parties or events. Bixley Manor is a house for families and friends, not an events venue. We can’t accept stag or hen groups, or any celebration involving amplified music, live music, or additional visitors beyond the booked party. If you’d like to bring in a private chef or caterer for a dinner, do ask us first, we’ll almost always say yes. The swimming pool is open from April to October. Peaceful and private, yet under a 10-minute walk to the village pub and well placed for exploring Norfolk. This is a sociable family home, not a party venue. Celebrations are welcome if the house is respected and left in good condition. Dogs are welcome by arrangement. £35 per dog for the full stay, maximum of four. Some garden areas are enclosed and dog-proof; lower lawns and shrub areas are open. Guests enjoy full privacy.
