CURATED PROPERTY PRESENTS: Orchard House is a contemporary designed apartment occupying the top 2 floors of a Grade two house in a centrally located classic Georgian terrace on a cobbled Bridgerton street. Previously owned and decorated by an international superyacht designer, the space maximises light from the traditional sash windows, creating a high style 2-bed duplex. The living room is great for relaxing and the open plan kitchen with dining area is perfect for entertaining. Old Orchard Street is a quiet backwater in the busy city, yet is quintessentially Bath – beautiful architecture, rich in history and some hidden secrets. The unexpectedly large communal courtyard garden behind the property is a reminder that here was once an orchard tended by the Abbey’s Benedictine brethren before being dissolved in 1539. The apartment sits high above with a large open plan kitchen, dining and living area on the 2nd floor and two double bedrooms and a bathroom on the 3rd floor from which there are views to the Abbey’s spires. The apartment is accessed from the ground floor doorway via the main staircase to its own front door. A small hallway opens into the kitchen where tall sash windows let light flood across the polished white marble island and open plan dining space beyond. Comfy cushioned window seats welcome those who would rather read a recipe than attempt one. Under the island unit are three Walter Knoll Lox bar stools, with three hat lights overhead by British designer, Jake Phipps. The galley-style kitchen incorporates an induction hob with oven below, an integrated under counter fridge with freezer compartment and a dishwasher. There’s a boiling water tap for that quick cuppa or cafetiere coffee whilst the cupboards and drawers house all the pans, crockery and cutlery you’d need for dinner à deux at the dining table. The living room links through from the kitchen and overlooks the rear courtyard garden below, similarly offering an oasis after a day on Bath’s busy streets. The sumptuous corner sofa gives ample sprawling space to the over-shopped, its plump cushions and faux fur throw positively encourage putting your feet up, kicking back to watch Prime and the usual channels on the wide-screen TV. A mid-morning latte sits on the faux shagreen Katia coffee table by Andrew Martin, or is it an espresso martini you’d prefer, sat in one of the cowhide chairs? When it’s time to hit the hay, it’s up a flight of stairs, passing the Andrew Martin cubist sideboard on the half landing. The master double bed boasts puffy pillows and a pair of rich velvet cushions by The Tao of Cinderella - a former textile designer to Westwood and McQueen. This inspired the choice of Juno chairs by Andrew Martin, their sculptural silhouette glows in a delicious burnt orange. The second bedroom is also equipped with a comfortable king size bed. There’s premium quality 220 thread count Egyptian cotton bedding throughout. Between the bedrooms is the capacious bathroom, decorated in cool, calm greys and white. A standalone bath sits below the window where you can lie out in total privacy, watching the day go by. There is also a large separate glass-encased shower. Guests have sole access to the entirety of the apartment. Sadly we do not provide parking – if coming by car we recommend parking at Manvers Street car park which is the closest, or Southgate Car park which has electric charging points. There is limited on-street parking available nearby and throughout the city, payable per hour on the MiPermit app. Bath Spa train station, the Coach station, along with most of the city, is within 5 minutes walk from the apartment - a car is not needed if you intend to remain within the city centre. CURATED PROPERTY PRESENTS: Built in c.1744 our beautiful 8 bed Georgian Town House, ’Founders House’, teams lovely period features with all the modern comforts you need across all 5 floors. Located in the old orchards of Bath Abbey our townhouse is in the middle of town but enjoys a bit of peace and quiet being tucked away on a central cul-de-sac. Elegant yet comfortable Georgian house built in c.1744 by the founders of Bath (John Wood the Elder & James Leake). We have restored many of the original period features and furnishings whilst blending modern touches. The double-fronted house retains original panelled walls, high ceilings, walnut winding staircase, exposed brick chimney hearth, beams and fireplaces. Founders House gives you a sense of the splendour enjoyed in the Jane Austen era, without sacrificing modern luxuries. Bedrooms Our house easily sleeps 10 people, in 5 bedrooms over 3 of the 5 floors: - Bedroom 1 (1st floor) 2x single beds - Bedroom 2 (1st floor) 2x single beds - Bedroom 3 (2nd floor) 2x single beds - Bedroom 4 (3rd floor) 1x small double bed - Bedroom 5 (3rd floor) 1x small double bed However, there is room for more guests up to 11 as extra beds can be made up in the parlour or other bedrooms (as suits you best for a small extra charge). Bathrooms There are 4 bathrooms in the house: - 1x en-suite with shower (1st floor) - 1x bathroom with bathtub & shower (2nd floor) - 1x bathroom with bathtub & shower (2nd floor) - 1x toilet (lower ground floor) Relaxing / Entertaining The newly decorated living room space with its corner sofa and open gas fire is very welcoming and is great for relaxing or playing games with friends and family. Across the hall is our parlour room, which is a really versatile space which you can use for reading, listening to music with our vinyl record player, as a kids playroom, extra bedroom or store additional luggage etc. Kitchen / Dining Room Downstairs is a large oak kitchen / dining area where we spend most of our time. There is a 4 ring ceramic hob & oven, fridge, microwave, etc. There is also a full range of cooking equipment to make dinners for the whole group if you are not dining out nearby. The Kitchen also has the added benefit of a breakfast bar and large oak dining table for 8. Please note the AGA is for decorative purposes only. The all important tea, coffee and sugar are also in the house for you, along with salt, pepper and oil. We hope you will be relaxing during your stay but we also have a washing machine, iron & ironing board which you are welcome to use. There are several hairdryers, soaps, shower gels etc in the house too. Entertainment & WiFi The house has wifi, TV, BBC iPlayer etc. There is also a DVD player, boardgames, books and a radio. You have exclusive access to all 5 floors of the house and there are a couple of sets of keys to let you come and go as you please. You will be greeted on the day by our lovely housekeeper Mary, who lives two doors down and knows the house inside out. Very easy and close access to train and bus links. Bath railway station with connections to most of the UK is a 2 minute walk away and the coach station is a 5 minute walk away. Parking for several hours or days is available in Southgate Car Park (electric charging points available) or Manvers Street Car Park. Both of which are a 2 minute walk. You can easily unload your car outside our house too being on a quiet cul-de-sac. Park & Ride options are also available to get into the City of Bath. The dining table is only capable of seating 8. PLEASE TAKE SHOES OFF WHEN INSIDE THE PROPERTY. Be mindful of dirty suitcase wheels and avoid dragging them on carpets where possible. Given the size and age of the home the hot water system does struggle to cope if all 3 showers are used to once. The stylish kitchen flows through to a large dining area, perfect for catching up with loved ones over delicious food and drinks. This then leads on to the relaxing Drawing Room, a great place to relax after a long day’s exploring. The Georgian sash windows offer the most wonderful views of this historic Spa town and the rolling Somerset hills beyond. Located in the heart of town, you are close to everything Bath has to offer. The Paragon is a stone’s throw away from the ancient Roman Baths (as well as the modern Thermae Bath Spa), Milsom Street, (recently voted the most beautiful shopping street in England); the famous Royal Crescent (have you heard of Bridgerton?!), and popular independent restaurants such as The Circus or Bar Breton as well as a plethora of traditional English pubs.
