This property has its own private entrance from Millans Park at the rear of the property. The Spacious hallway (where you can pick up the parking permit for use in local streets surrounding the property) has plenty of room for all the walking gear required for a break in the Lakes. The main hallway leads to the first of two bedrooms (this bedroom can be either 3 singles or 1 single and a superking and has a TV with catch up services), family bathroom and to the heart of the home, the large kitchen with magnificent centre island. The Kitchen with a large smart tv (all with sky Q & Netflix) has a fantastic island, ideal for a fabulous meal at home, a relaxed breakfast or a great space to socialise before heading out for dinner at one of the many restaurants that Ambleside has to offer. It also has the benefit of a fantastic Apple Homepod. The Lounge is located off the kitchen and is a great space to relax and unwind, with plenty of seating and a delightful bay window, perfect for watching the hustle and bustle of Ambleside below. A selection of board games are also available for a quiet night in. The King Size master bedroom also features a Sky Q TV and has a gorgeous en-suite shower room with power shower. The property has super fast internet throughout. We Live locally - we are available at anytime and happy to offer any advice regarding how to make the best of your Lake District Stay. We are keen walkers and enjoy dining out in the many restaurants in the local area. We operate a self check in service, details of which will be sent two days prior to arrival. Off the main hall there is a spacious king sized bedroom and family bathroom, which benefits from a bath to rest those achey legs after a day on the fells as well as a shower above. The Large bedroom can also be arranged with a foldaway bed for a child. The Kitchen is located on the lower ground floor with an inframe style kitchen, quartz worktops and everything you need to prepare a light breakfast or gourmet meal. There is a cute terrace off the kitchen with direct views to the gorge below. A few steps up off the hallway leads to the large lounge area with a beautiful vaulted ceiling, This room also has a very comfortable guest sofa bed which is ideal for 2 additional guests. A former farmhouse in the 19th century and now in the conservation area of old Ambleside. Located on a little pedestrian byway with views to Wansfell and Loughrigg, this cottage has been very carefully restored, retaining its character and updated for 21st century living. With two en-suite bedrooms it is ideal for two couples wishing to stay together or for a family visit in any season of the year. Accommodation The cottage has a pretty front porch with a stained glass door - pick up your key and use the side door through the utility area where there is ample space for boots and clothing. This leads through to the dining/kitchen and then on into the cozy sitting room with LCD TV, DVD, log burner and free wi-fi. Stairs start in the sitting room, half-landing with wc and basin. Upstairs there are two bedrooms - a spacious double with king-size bed, en-suite with double size mains pressure shower, basin and wc, and a twin room also en-suite with bath and a shower over the bath, basin and wc. The twin room has views towards Wansfell, while the double room looks out towards both Wansfell and Loughrigg. The cottage has been well renovated by the owners, and tastefully furnished throughout with beamed ceilings and slate floors downstairs and fitted carpets upstairs. Gas central heating keeps you cosy in any season and the log burner provides that warm winter feeling. Outside To the front is an enclosed patio area with garden furniture and view - just the spot for a barbecue or glass of wine. Although on-street parking may be available close by, the cottage benefits from a parking permit which allows free parking on all South Lakeland District car parks, including Rydal Road car park a few minutes walk from the cottage. Ambleside village shops, pubs etc., are all close by. The Parsonage at Sweden How in Ambleside is a wonderful house for larger groups to enjoy the delights of the Lakes. It is a substantial property situated high on a hill overlooking the town from which guests can step into some the loveliest scenery in the area. It was built in the 1880s as the original parsonage or rectory for Ambleside and later divided into separate dwellings. The Parsonage comprises about half of the original building and has 7 double/twin bedrooms sleeping up to 14 guests. You enter the property through a spacious hallway with a wood burning stove and locally made pew ideal for storing coats and boots after your day on the hills. This leads through into a games room with pool table, a variety of games, a DVD player and TV that can be linked to games consoles. From here you can step into the conservatory, which gets the sun most of the day and is the perfect place to relax and unwind. The underfloor heating makes it cosy even in winter. The modern and luxurious kitchen is very spacious and a wonderful space to gather at any time of the day. It is equipped with all modern appliances (including two dishwashers) and a large range cooker capable of catering for 14 guests. There is a large feature central island unit, and ample refrigeration and freezer space. Just off the kitchen is the main dining area with a huge solid oak table, which can seat 14, and a wood burning stove. The lounge is just off the games room and also features a wood burning stove as well as a bookcase full of local walking and climbing guidebooks to help you explore the area. On the first floor there are 3 double bedrooms and 2 twin bedrooms. Three of these are ensuite and there is also a separate luxury shower room. On the second floor there is an additional luxury bathroom (with large shower cubicle) and two further bedrooms, one double and one twin ideal for children. To the rear of the property is a large well established terraced garden with lawns and seating areas that have beautiful views of the hills. Private Parking is available at the front of the property for up to 3 vehicles. Further street parking is available locally. A great advantage of this property is that you have the best of both the fells and village. Ambleside with its many amenities is just a five minute stroll from the front door. Five minutes in the other direction up Sweden Bridge Lane takes you out into the fells with spectacular views of the Langdale Pikes. Indeed if you are feeling energetic it is possible to walk from the Parsonage to the top of Helvellyn without crossing a road! The Parsonage is ideally situated to access all of the attractions in the Lake District National Park. Bowness on Windermere is less than 6 miles by road, or you could take a ferry down the lake from nearby Waterhead. Close by you have Grasmere and Hawkshead and Keswick is approximately 17 miles away. Bus numbers 555 and 599 run from Kendal, through Windermere, Ambleside, Grasmere and Keswick daily. HOUSE RULES Please be aware that there is only parking for 3 to 4 vehicles at the most.  The car parking area is shared with the neighbouring properties and cars must only be parked in the area indicated in the instructions.  Additional vehicles will have to be parked elsewhere, mindful of local restrictions. Wayside cottage is very warm and welcoming Grade II Listed Building, almost four hundred years old with exposed oak beams and slate floors - it has been modernised to a high standard of comfort whilst retaining its period charm. The cottage is situated in Clappersgate, near the head of Lake Windermere and close to Ambleside; convenient for exploring the central Lake District.  The pretty villages of Hawkshead, Grasmere, Bowness, Keswick and Coniston are a short drive away, while the many shops, restaurants, pubs and cinema of Ambleside are only a short walk away along a pavement that takes you over Rothay Bridge. It makes a good base for a walking holiday with many fine walks from the door. The accommodation is well laid out and sleeps up to six adults in one double and two twin bedrooms. The entrance hall, which has a traditional floor of slate flagstones, gives access to the lounge, the spacious kitchen/ dining room and the downstairs shower room with w/c. The lounge - which has fell views - has a leather suite with seating for six, Smart TV and a log-burning stove set in the original feature fireplace. The farmhouse-style kitchen/dining room has been completely refitted to a high standard with oak units, granite worktops and Neff appliances. It has a slate floor and is very well equipped with a full range of modern appliances including fridge-freezer, dishwasher, double electric fan oven, dual gas/electric hob, extractor fan and microwave. The large dining table is ideal for family meals. On the first floor are two bedrooms, both with original fireplaces and furnished with antique pine, one double and one with twin beds. The double bedroom has exposed beams and fell views of Wansfell Pike.  The bathroom, with shaver point, hand basin, toilet and electric shower over a magnificent, very large, antique iron bath, is also on this floor. A second staircase leads to the third bedroom on the second floor. It has exposed roof beams, twin pine beds and a TV, with Now TV. The cottage has gas central heating throughout and all rooms except the cloakroom, have radiators with individual thermostatic controls. There is a secure shed to the rear of the property with room to store bicycles. Logs area available in the shed to be used at guests discretion, however the supply is limited so log availability can’t be guaranteed. Wayside Cottage has reserved parking for two cars in a shared private car park. For loading/ unloading there is temporary parking on the pavement outside the door. A well behaved pet is welcome but it must be kept downstairs and not allowed into the bedrooms. Note:  Wayside Cottage is located by the roadside. The front porch has a stable door at waist height which is separate to the front door and acts as a barrier to the road. The Old Dairy is located in a quiet courtyard next to the Croft, close to Ambleside. A short walk from Ambleside, The Old Dairy is a perfect place to base yourself in to explore the South Lakes. Dating back to 1830 and originally the old dairy to the former manor ’The Croft’, next door, the property has been beautifully renovated and has been continually updated by the owners, retaining a lot of original features including the hayloft which is now a snug sitting area above the main living room. From the courtyard, where you can park right outside the property, you enter the hallway with space for boots and coats. The kitchen is well equipped with everything you could need including a washer/dryer, fridge with ice compartment and a view over the cobbled courtyard at the front. The shower room has a large walk in shower, sink and w.c, underfloor heating and heated towel rail; warm and cosy with plenty of space to warm your towels.  The bedroom is very pretty and romantic with a high ceiling, wardrobe, chest of drawers and double bed.  The living-dining room looks out over the courtyard and has a solid wood floor, a leather sofa, separate chair, flat screen tv with DVD player and electric fire inset.  There is also a dining table and chairs to one side.  Above the living room is the old hayloft, with a reclining armchair next to the window providing a lovely space to relax and read. The Old Dairy has its own slate bench overlooking the courtyard and guests can also use the shared riverside garden just across the road, with seating overlooking the river.
