$1,143 night

A historic baronial mansion set amidst 800 private acres in the foothills of the Angus Glens and Scottish Cairngorms. Five luxurious bedrooms and five elegant bathrooms sleeping 10, a grand drawing room with open fire, a spacious kitchen-dining room and a cosy snug with woodburning stove. Large garden, pergola, firepit and outdoor dining. An award-winning organic farm with wildlife at the door. Child and dog-friendly. You don’t need to leave Kinclune to experience the wild beauty of Angus. This is an award-winning, nature-friendly organic farm with Scottish native cattle, sheep and Highland ponies, and the landscape does the entertaining: red kite circling over the fields, roe deer along the woodland edge, red squirrels in the garden, and from April to September two pairs of nesting osprey along with a variety of Red List protected farmland birds. The name comes from the Gaelic for "head of the meadow", which speaks to the elevated position of the house and the panoramic upland views around it. Fully refurbished in 2023, the house is perfectly suited to a group of friends or a multigenerational family, with five individual double bedrooms, two of which can be set up as twins. DRAWING ROOM. A heritage room with a large open fire and seating for 14, with expansive views across the countryside from a wonderful curved bay window. It carries the charm and grandeur of a proper Scottish country house, and comfortably absorbs the whole group at the end of the day. KITCHEN-DINING ROOM. Spacious and beautifully designed, this is the social centre of the house and works equally well for a relaxed family breakfast, a buffet or formal dining for 14. The large kitchen is fully equipped with everything you need to cater for a group, though we can also arrange a catered or partially catered stay if you would rather be looked after. SNUG. A cosy retreat with a Smart TV, a wide selection of board games and a woodburning stove, ideal when part of the group wants a quieter corner. BEDROOMS. The Main Master Suite has a superking bed, an ensuite shower room and a separate large dressing room with a free-standing double-ended bath. The Turret Bedroom (king or two small singles) incorporates the turret as your own viewing area, complete with bird book and binoculars. The Tower Bedroom (superking or twins) is the largest, with a striking bay window set within the tower feature. Tawny is named for the tawny owls heard in the trees at night, a characterful room with an original fireplace and lovely views, and Beech is a charming double looking out into the beech trees that surround the house. Bedrooms two to five are not ensuite but have a choice of four heritage-style bath and shower rooms, each a single step across the hall, giving five bathrooms in all. OUTSIDE. A large enclosed garden with a traditional pergola on the lawn with integrated seating for the group, separate tables and chairs for outdoor dining, a firepit and a barbecue. Guests have exclusive use of Kinclune House, including the garden, parking and outdoor facilities. Please note the Osprey Annex adjoins the rear of the house and may be let separately. To take both together for full exclusive use, please see our Kinclune House & Annex listing. A car is essential. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh. We partner with TRUVI to carry out secure guest ID verification, helping to ensure a safe and trusted stay for all parties. Once you have completed verification with TRUVI, your stay will be protected by Guest Guarantee and you’ll benefit from an accidental damage cover. Kinclune is a working farm, so there is livestock, wildlife and farm activity around the estate. For everyone’s safety, children should be supervised at all times. Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in the Osprey Annex, the cottages or other buildings during your visit. The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans. For larger gatherings and corporate-style meetings, the estate’s event space, the Arches, is available on an enquiry basis, and is suited to groups of around 20 or more. We also offer a range of optional extras, priced on application, including additional housekeeping, guided farm and nature walks with the Highland ponies, a pony picnic walk, a quad-bike farm tour, clay pigeon shooting, deer stalking, whisky and gin tastings, and packs of locally farmed beef, lamb and venison. All are subject to availability. All bedrooms and bathrooms are on the first floor, with a WC on the ground floor. The house is centrally heated with a smart thermostat, and internal wall and roof insulation and double-glazed sash and case windows were added in the renovation, so it stays warm and cosy. We can arrange catering, a private chef, and grocery delivery and unpacking before arrival. A starter supply of logs and firelighters is provided, with further baskets at £10 plus VAT. An EV charger is available, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).

Kinclune Luxury Mansion and Annex, Angus Glens

Kirkton of Kingoldrum, Scotland, GB
7 Bedrooms 14 Guests
Sep 22 - 25
$1,623 night

An exquisite historic mansion set in 800 private acres in the foothills of the Angus Glens and Scottish Cairngorms. Seven unique bedrooms and six bathrooms sleeping 14, a grand drawing room with open fire, a spacious kitchen-dining room and a cosy snug games room. Large garden, summer house, firepit and outdoor dining. Child and dog-friendly, with miles of estate to explore. Ideal for special celebrations and family gatherings. The name Kinclune comes from the Gaelic for "head of the meadow", which tells you something about where the house sits: high, open and looking out across the Vale of Strathmore to views that guests consistently say are the thing they remember. One Christmas guest described the place as bringing peace to the soul. Sunrise and sunset here are worth setting an alarm for. Fully refurbished in 2023, the house manages to be both grand and genuinely comfortable, and it is arranged so that a large group can be together or find their own corner. Seven double bedrooms sleep 14, three of which can be made up as twins, and the two in the Osprey Annex give a couple or a young family their own self-contained wing. DRAWING ROOM (37m2). A beautiful, traditional room with a large open fire and seating for all 14, arranged around a curved bay window that frames the countryside. It carries real heritage charm and country-house grandeur, and it is where groups tend to end up in the evenings. Interlinked Sonos speakers run between here and the kitchen, so a playlist follows you through the sociable end of the house. KITCHEN-DINING ROOM (43.5m2). The heart of the house, and the room that does the most work. A large island makes cooking a group activity rather than a chore, and the table seats 14 or more for anything from a lazy breakfast to a formal dinner. It has already hosted milestone birthdays, an anniversary and a very happy hen party. The kitchen is fully equipped, with an American-style fridge freezer, dishwasher and washer dryer, and the kitchen, pantry and wood-panelled cloakroom are stocked with the everyday basics so you don’t need to bring everything with you. SNUG TV AND GAMES ROOM (21.4m2). A deep plush velvet corner sofa, a Smart TV and a wide selection of family board games, with blackout curtains for a proper cinema feel at any hour. Luxurious enough for the adults, and ideal for keeping children happily occupied while everyone else socialises. BEDROOMS. Every room is different, with countryside views from large windows. Beds and mattresses were all new in autumn 2023, and with bespoke linen bedheads, boutique-standard bedding and cotton towels, the sleeping side of the house feels closer to a small hotel than a holiday let. The Main Master Suite (45m2) has a superking bed, an ensuite shower room and a separate dressing room with a free-standing double-ended bath positioned for the view. The Turret Bedroom (15m2, king or two singles) takes in the turret itself, giving you a raised viewing nook complete with bird book and binoculars, with a walk-in shower room a step across the hall. The Tower Bedroom (21.3m2, superking or twins) is the largest, with a bay window set into the tower feature and a bathroom opposite holding a roll-top claw-footed bath and a large walk-in shower. Tawny (15m2, double), named for the owls you’ll hear in the trees at night, has an original fireplace and bespoke furniture, and shares the family bathroom with Beech (10.4m2, double), a smaller but perfectly formed room looking into the beech trees. In the Osprey Annex, which occupies the rear of the house over two floors and was historically the servants’ quarters, the Annex Master (25.2m2) has a king bed and ensuite shower room, and the second Annex bedroom (15.7m2, king or two singles) shares that ensuite. The Annex has its own kitchen-living room with a woodburning stove, and its design is themed around the two pairs of osprey that nest at the north-east corner of the estate. OUTSIDE. A large enclosed garden with a traditional summer house on the lawn with integrated seating for the whole group, separate tables and chairs for outdoor dining, and a Kadai firebowl that doubles as firepit and barbecue. Guests have exclusive use of the whole house and Annex, including the garden, parking and outdoor spaces. There is plenty to explore on the wider estate, including Jack’s Bothy (a traditional stone shepherd’s hut), the beaver pond, Barons Hill woods and a safe farm track running the length of the 800 acres. Your welcome pack explains how to explore the estate, find the wildlife and meet the Highland ponies. A car is essential here. Kinclune is 15 minutes from the A90 dual carriageway, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh. Kinclune House & Buildings on Private Angus Estate

Kirkton of Kingoldrum, Scotland, GB
14 Bedrooms 28 Guests
Sep 22 - 25
$3,263 night

The whole of Kinclune Estate, exclusively yours. 800 private acres in the foothills of the Angus Glens and Scottish Cairngorms, sleeping up to 28 across a baronial mansion, a self-contained annex, a detached farmhouse and two steading cottages. An award-winning organic farm with Highland ponies, Aberdeen Angus cattle and abundant wildlife. Gardens, firepits, woodland walks and a shared event space for group dining. Kinclune is an 800-acre working, nature-friendly organic estate in the foothills of the Angus Glens, and taking it exclusively means the whole of it is yours: every holiday property, every garden, the woodland, the tracks and the wildlife. The name comes from the Gaelic for "head of the meadow", which describes the elevated position and the panoramic views across the Vale of Strathmore. It is an award-winning estate, a proud member of Scottish Agritourism and selected by the Scottish Government as an Agritourism Monitor Farm, with conservation projects running throughout, including a wildflower meadow, hedge and tree planting, pond and wetland creation and farmland bird conservation. Accommodation is spread across five distinct buildings, which is what makes the estate work for a large group: everyone has their own front door and their own space, and you come together when you want to. KINCLUNE HOUSE, THE MANSION (sleeps 10). The centrepiece of the estate, a historic baronial mansion fully refurbished in 2023. Downstairs, a grand drawing room with a large open fire and seating for 14 around a curved bay window, a spacious kitchen-dining room with a large island and a table seating 14 or more, and a cosy snug with a Smart TV, board games, a woodburning stove and blackout curtains. Upstairs, five individual bedrooms: the Main Master Suite with a superking bed, ensuite shower room and a dressing room with a free-standing bath; the Turret Bedroom with its own raised viewing nook, bird book and binoculars; the Tower Bedroom, the largest, with a bay window in the tower feature; and Tawny and Beech, two characterful doubles. Four further heritage-style bath and shower rooms sit a step across the hall. The house has a large enclosed garden with a summer house, outdoor dining and a Kadai firebowl for the firepit and barbecue. THE OSPREY ANNEX (sleeps 4). Attached to the rear of the mansion but completely self-contained, with its own entrance and no internal access to the house for fire safety reasons. Historically the servants’ quarters, renovated in 2023 across two floors, with a kitchen-living room and woodburning stove downstairs and two bedrooms upstairs, one with an ensuite shower room. It is themed around the two pairs of osprey that nest at the north-east corner of the estate, and it is an ideal spot for a couple or a family with younger children who want to be close to the main house without being in it. GRIEVE’S FARMHOUSE (sleeps 6). A detached period farmhouse in its own tranquil setting on the estate, with a large enclosed garden and its own parking. An open-plan kitchen, dining and living room with a Rayburn and a woodburning stove, a dining bay window looking across the estate, and a separate games room for children. A ground-floor master with an ensuite shower room makes it the most accessible sleeping option, with two further bedrooms upstairs sharing a family bathroom. It is a good choice for a family within the wider group who want a little more distance and a garden of their own. THE STEADING: CURLEW AND KESTREL COTTAGES (sleep 4 each). Two single-level barn conversions set around a beautifully restored Victorian courtyard steading, a short way from the main house. Curlew (138m2) has an open-plan living space with beech woodland views, a superking master with ensuite and a second king bedroom with its own shower room, and is entered from within the courtyard. Kestrel (126m2), completed in 2025, has a light-filled open-plan living space, a superking and a king bedroom sharing a modern shower room, and is entered from the outside of the courtyard. Both are step-free throughout, which makes them the easiest option for anyone with limited mobility, and they share an enclosed 320m2 courtyard with festoon lights, a firepit and outdoor seating, which becomes a natural evening gathering point for the group. THE ARCHES, THE ESTATE EVENT SPACE. The one room on the estate large enough to seat all 28 around a single table, and included with exclusive use. Group meals are taken here, which is what allows a party of this size to eat together properly rather than splitting across houses. THE WIDER ESTATE. Beyond the buildings there is a great deal to explore, and a safe farm track runs the length of the 800 acres. The estate road takes you past the farmyard, the beaver pond, Barons Hill woods and East Kinclune Cottage to Jack’s Bothy, a traditional stone shepherd’s hut. Beyond the bothy lies the farmland nature reserve, where the osprey eyries, curlew and lapwing are, and ask us for directions before you set out. Along the way you will meet the Aberdeen Angus cattle and the Highland ponies, and depending on the season you may see red kite overhead, roe deer along the woodland edge, red squirrels in the gardens and, from April to September, the nesting ospreys and a range of Red List protected farmland birds. Your group has exclusive use of the entire estate: the mansion, the Annex, the farmhouse, both steading cottages, the Arches, all gardens, parking and outdoor spaces, and the wider grounds and walks. There is ample parking across the estate. With exclusive use of the whole estate, the grounds and all the properties are yours for the duration of your stay. Group meals are taken in the Arches, the estate’s event space, as its dining table is the only one large enough to seat all 28. It is available to your group throughout your stay, and also suits larger functions and gatherings. We can arrange catering, a private chef, grocery delivery and unpacking, and estate experiences such as a farm safari and a Highland Pony picnic. Some bedrooms are reached by stairs (including the Annex, via a steep staircase with stair gates), while Grieve’s Farmhouse has a ground-floor master and both steading cottages are single-level throughout. A starter supply of logs and firelighters is provided where there are fires and stoves, with further baskets available. An EV charger is available at the house, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).

Please note it is the rear portion of Kinclune House, which is also let as a holiday home and may be occupied separately. Because the only shower room sits within the Annex Master and is reached through it, the Annex works best for a family of up to two adults and two children, rather than two separate couples or adults. Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in Kinclune House, the cottages or other buildings during your visit. The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans. The Annex cannot be accessed from within Kinclune House, for fire safety reasons, and is entered separately. The bedrooms and shower room are reached by a steep staircase with stair gates fitted top and bottom. The Annex is centrally heated, with internal wall insulation where the listed building allows and double-glazed sash and case windows, so it stays warm and cosy. A starter supply of logs and firelighters is provided for the woodburning stove, with further baskets at £10 plus VAT. An EV charger is available, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).

Barn Conversion at Kinclune Steading, Angus Glens

Kirkton of Kingoldrum, Scotland, GB
2 Bedrooms 4 Guests
Sep 21 - 24
$245 night

A stylish new barn conversion (2025) within a restored Victorian courtyard steading on the 800-acre Kinclune Estate, in the foothills of the Angus Glens. All on one level, with a large open-plan kitchen-living space, two bedrooms and a luxurious shower room. Access to the courtyard with firepit, seating and festoon lights. Peaceful and dog-friendly, with estate walks and wildlife from the door. Sleeps four. Kestrel was completed in April 2025, so everything in it is new, and the conversion has been done with a light touch: the character of the Victorian steading on the outside, and a bright, uncluttered, thoroughly modern cottage within. At 126m2 and all on one level, it is designed for comfort and simplicity, and it suits couples, friends or a small family looking for a peaceful getaway with the modern comforts close at hand. From stargazing under the festoon lights to spotting red squirrels and curlews on the estate, it is a place to slow down. The walking trails, wildlife and big skies start immediately outside the door. LIVING SPACE. A light-filled open-plan kitchen, dining and living area, with fast WiFi, a Smart TV and a fully equipped kitchen. BEDROOMS AND BATHROOM. Two bedrooms, one superking and one king, both of which can be made up as twins if you prefer, served by one luxurious modern shower room. The cottage is step-free throughout, though the shower room is not fully wheelchair accessible. OUTSIDE. A shared courtyard with festoon lights, a firepit and outdoor seating. Kestrel is entered from the outside of the courtyard, which keeps both cottages private, and there is parking for up to four cars in the dedicated steading car park. Guests have exclusive use of Kestrel Cottage. The courtyard is shared with Curlew Cottage, the other steading holiday cottage. There is plenty to explore on the wider estate, with walking trails and wildlife from the door, including the beaver pond, Barons Hill woods and Jack’s Bothy, a traditional stone shepherd’s hut. A car is recommended. There is parking for up to four cars in the dedicated steading car park. Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in Curlew Cottage (which shares the courtyard) or elsewhere on the estate during your visit. The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans. Being on one level, the cottage is a good option for step-free access. A washer dryer is available in the bothy behind the steading during the warmer months (April to October), to prevent pipes freezing in winter. When the steading is in holiday use, no events take place there. An EV charger is available, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).

Stylish Barn Conversion, Woodland Views, Angus

Kirkton of Kingoldrum, Scotland, GB
2 Bedrooms 4 Guests
Sep 21 - 24
$261 night

A stylish single-level barn conversion with peaceful beech woodland views, in a restored Victorian courtyard steading on the 800-acre Kinclune Estate. A light-filled open-plan living space, two bedrooms and two shower rooms (one ensuite). Enclosed courtyard with seating, firepit and festoon lights. Dog-friendly and nature-rich, with walks from the door, stargazing at night and EV charging on request. Sleeps four. Curlew Cottageis a serene base for walking, birdwatching and stargazing, and the rhythm of a stay here tends to set itself: morning coffee looking into the beech woodland, a day out in the glens or on the estate, then evenings around the firepit under the festoon lights. Red squirrels, deer and curlews are all regularly spotted nearby. The cottage occupies part of the striking Kinclune Victorian courtyard steading, and the conversion has kept the rustic heritage of the original building while making the interior thoroughly contemporary. At 138m2 and entirely on one level, it is a genuinely spacious cottage, and it suits couples, families and friends equally well. LIVING SPACE. A spacious open-plan kitchen, dining and living area with woodland views, fast WiFi, a Smart TV and a fully equipped kitchen. BEDROOMS AND BATHROOMS. The master has a superking bed and an ensuite shower room, and can be converted to twin singles. The second bedroom has a kingsize bed (or twins) with its own additional shower room, so neither pair is sharing. Both shower rooms suit guests with limited mobility, though the cottage is not fully wheelchair accessible. OUTSIDE. An enclosed 320m2 courtyard with festoon lights, a firepit and outdoor seating, shared with one other steading cottage. Curlew is entered from within the courtyard, with dedicated parking. Guests have exclusive use of Curlew Cottage. The courtyard is shared with Kestrel Cottage, the other steading holiday cottage. Guests are welcome to explore the estate via the estate road, which takes you past the farmyard, the beaver pond, Barons Hill woods, East Kinclune Cottage and Jack’s Bothy, a traditional stone shepherd’s hut about a kilometre from the cottage. Beyond the bothy, ask us for directions to the osprey eyries and the curlew and lapwing within our farmland nature reserve, and look out for the Aberdeen Angus cattle and Highland ponies along the way. A car is recommended. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh.
