Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation request, and (2) reservation request was made 11 days before arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

  • By booking this reservation, you agree to the additional policies, terms, and conditions below.
  • UNIT SPECIFIC TERMS
  • - Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
  • - No dogs, weighing 25lbs or less, are welcome in this home. No other animals are allowed without specific Property Manager approval.
  • - The property shall not be used by more than the number of adults and children listed in your reservation.
  • - All guests shall abide by Property Managers good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
  • - If early check-in is available for your reservation, you will be notified by 9 a.m. on the morning of your arrival by email. Late check-out is offered whenever possible for a small fee.
  • - No smoking of any kind is permitted anywhere on the premises.
  • - No commercial photography or filming is permitted on the property. Tents or other structures may not be erected.
  • - Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
  • - Due to local laws, regulations, or Homeowner Association rules, guests may be required to agree to additional terms of service. A signed paper contract is required to be completed and returned to Property Manager.
  • - Property Specific terms
  • We are honored that you selected this beautiful property to be the beginning of a memorable vacation. We know that once you stay you will select this home as your reoccurring vacation spot for years to come.
  • Being a luxury gated community, the rules and regulations are strictly enforced, and any rule or regulation that is not followed will be grounds for immediate eviction.
  • This home can not accommodate early check-in or late check-out. You will be charged a one-night fee for any extended timeframes prior to your check-in times and past your check-out times.
  • The front gates at Seagrass are now closing from 6pm-6am. The code to the keypad is 1971.
  • The entry gate is on the east side. The West side will not open from the outside if it is closed.
  • NO ATVs Allowed
  • HOME RULES AND REGULATIONS
  • OCCUPANCYVISITORSRESPONSIBLE RENTERS
  • The responsible renter must be at least 25 years of age. Guests under 25 years of age are welcome, but must be accompanied by a parent or a legal guardian.
  • The property shall not be used by more than the number of adults and children max occupancy of 16 as listed in your reservation. You will be allowed 2 additional Guests to join you during hours of 6am to 9pm. At that time overflow Guests must leave the premises and are not allotted to stay overnight in the home.
  • If this occupancy level exceeds 16 for any given timeframe past 9pm or prior to 6am you will be in violation of the rules and regulations and asked to leave the premises immediately with no refund. This rule is strictly enforced to insure the upkeep of the home and limit the wear and tear to the property to always provide a luxury presence for each and every paying Guest.
  • Each tenant shall insure that their visitors, guests, and invitees fully comply with these rules and regulations within. If any rule or regulation is violated you as the Tenant will be liable for all costs, expenses, losses, damages and fines caused by such violations by any such visitor, guest or invitee.
  • QUIET TIME AND NOISE VIOLATIONS
  • This is a family friendly community and there are full-time Owners that are not on vacation and live within this Gated Community.
  • All guests shall abide by Property Managers good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10pm to 8am.
  • PARKING
  • No Vehicle of any kind shall be parked, stored or otherwise permitted on any street within this gated community.
  • There is parking for up to 4 vehicles in the driveway and enclosed area below the home.
  • No Boat, mobile home, trailer, boat rigging, truck larger than a three-quarter ton pickup, or bus of any kind shall be parked or kept on any street or within the gated community.
  • Golf Cars are allowed within the gated community with a maximum speed of 5 mph on any streets and the beach access trail. If you bring your own trailered golf cart you must exit the golf cart from the trailer and house the trailer within the enclosed area beneath the home. All Golf Carts must be kept within the enclosed area when not in use.
  • ABSOLUTELY NO ATVs ARE ALLOWED IN THIS COMMUNITY. If violated this is grounds for immediate eviction.
  • No vehicles are to park on the property grass at any time.
  • There is no smoking within the home allowed at any times under any circumstances which includes the smoking of Cigarettes, Electronic Vapor Devices, Marijuana or Cigars.
  • If this is violated and butts or debris of any sorts is found upon check out it will be means of an immediately 250 clean up fee for the exterior of the home.
  • If damage is incurred due to this rule being violated your credit card on file will be immediately charged for the clean up fee listed within and any additional damages caused by a result of this violation.
  • TRASH DISPOSAL AND PICKUP
  • Please make sure to bag all trash when disposing into the two trash cans that are beneath the home. These are to remain beneath the home in the enclosed area until the evening before trash pickup is to occur.
  • Trash pickup is twice a week on Monday and Thursday, we want to insure the two provided trash bins are always kept at a minimal trash level for all Guests. To accomplish this, the Local Operations Manager will access the enclosed area of the home the evening before on Sunday and Wednesday to make sure these are out at the street for pickup.
  • Depending on your check-in day please understand that Guests could have checked out prior to you on the same day. If in between a trash pickup day this could result in one bin being utilized during your stay. If there is an excessive amount of trash found prior to your arrival this will be removed from the property and not be a concern. We appreciate your understanding in this matter.
  • Please make sure that any trash within the home is bagged and put in these bins on these designated days if you are staying through.
  • Both bins will be returned to the enclosed area under the garage on the day the trash is picked up on Monday and Thursday by the Local Operations Manager.
  • If you feel the urge to assist the Local Operations Manager by taking the bins out on Sunday and Wednesday evening andor returning them to the enclosed area under the home on Monday and Thursday it would be greatly appreciated.
  • OUTDOOR COOKING
  • Outdoor cooking shall be permitted only in the provided propane grill provided. We provide propane refills at no charge to every guest stay. If you get to a point that propane is needed please contact your Location Operations Manager to assist you during your stay.
  • The propane grill should be utilized on the ground level under the home, do not relocate the grill to the upper patio areas as this is prohibited and will be grounds for eviction due to the hazard of fire or injury to persons or property.
  • DO NOT utilize the propane grill provided to be a charcoal grill, fire pit, or any other such manner outside of what this piece of outdoor cooking equipment is constructed for.
  • Outdoor cooking is prohibited upon Community Properties and must remain in the area designated.
  • Please be courteous and utilize the BBQ Brush and cover provided to clean and store the outdoor cooking equipment back in the manner you found. It is greatly appreciated, and the next Guest after you appreciates your extended care to keep things nice for their arrival and usage.
  • FIREARMS
  • Firearms are absolutely prohibited from this property at all times, unless you are a concealed license carrier in the State of Texas.
  • The rules of a licensed carrier are that no firearm should be carried in a place that alcohol is served and should not be carried by anyone under the influence of alcohol.
  • Please follow these rules of a licensed carrier and this will be strictly enforced, if I firearm is in eyesight presence you will be asked to leave and evict the property immediately.
  • Firearms include B-B guns, pellet guns, and smalllarge firearms of any type.
  • CHILDREN AND OTHER DEPENDANTS
  • Tenants shall insure that their children and other dependents, and the children and other dependents of their visitors, guests or invitees, are properly supervised at all times, and shall not permit such children and other dependents to engage in any activity of conduct that will cause damage to or require additional maintenance of any kind to the home, Community Properties or other lotshomes within this gated community.
  • This includes all landscaped areas, Reserve Areas and recreational facilities or which is otherwise in violation of these rules and regulations.
  • The parents or guardians or other persons with whom any child or dependent shall be responsible for ensuring such child or dependent complies with applicable provisions of these rules and regulations at all time.
  • Tenants will be liable for the consequences of any violations thereof by such child or dependent.
  • GARAGE USAGE
  • No portion of any garage shall be diverted to any use other than the parking of vehicles and other generally accepted and customary uses of a garage.
  • Garage doors shall be kept in a closed position when the garage area is not being actively used and should not remain open overnight.
  • AIR COOLINGHEATING SYSTEM
  • Air heating and cooling systems are intended to control the climate of an enclosed space. Therefore running a cooling or heating system with any windows or doors open will cause extreme damage to this equipment.
  • Please do not run the AC with doors open, this home is built as an energy efficient home with spray in foam insulation in all walls and ceiling structures. So therefore should result in the AC system not being turned below 68 degrees during the SpringSummer.
  • Due to the energy conservation measures taken when constructing this home, it is not required that the AC be turned above 78 degrees upon departure. Please make sure you set the temperature to this setting upon leaving the premises at check-out.
  • MAINTENANCE OR HOUSEKEEPING ISSUESPROPERTY CONDITIONS
  • The property is provided as is, and Property Manager is not responsible for the inoperability or unavailability of any homecommunity amenities.
  • We want to always make sure you arrive to a home with what is listed and include those as available options during your stay. You agree to contact us as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property that is related to such a problem or condition.
  • We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable.
  • LARGE GATHERINGS OR PARTIES
  • No large gatherings such as Weddings, Proms, Family Reunions, etc. will be allowed on the premises or within any community area at any given time.
  • This is in immediate violation of Occupancy rules and regulations which will result in immediate eviction with no refund.
  • COMMUNITY RULES AND REGULATIONS
  • COMMUNITY POOL AND CABANA AREA RULES
  • No glass at pool. The pool is not heated.
  • You will be provided a total of 12 pool bands upon your arrival to the home, these will be located in an envelope on the bar area off of the living room.
  • These wristbands must be worn on your wrist and visible at all times while within the pool area and these must be returned to the envelope at time of check-out. If any band is missing there will be a 50 charge per band up to a total amount of 350 maximum. Please return these so the next arriving Guest can enjoy this community amenity as much as you and your family and friends do.
  • There is no lifeguard on duty. Swim at your own risk.
  • Any children unable to swim independently must be accompanied in the water by their parent or adult guardian at all times.
  • WALK! Do not run in and around the pool deck or climb on flower pots, tiles or ledges, including the edge of the infinity pool.
  • Due to the shallowness of the pools, diving, somersaults, cannon balls, and other unsafe activities are not permitted.
  • Children under 3 must wear approved swimsuit diapers and are encouraged to use the childrens pool area at the base of the infinity overflow.
  • Persona in any form of non-aquatic under garments are not permitted in the poolspa. Acceptable swim attire must be worn on the decks and in the water. Those with religious concerns regarding modesty may wear clean, covering garments that do not interfere with their safety in the water.
  • Large flotation devices are not permitted.
  • Property or furniture belonging to the community should not be removed from the facility.
  • All persons are urged to cooperate in keeping the facilities clean by properly disposing of all fooddrink containers and any other trash brought from outside of the pool area.
  • Animals are not allowed in the pool areas, with the exception of service animals.
  • NO FOOD OR DRINKS are allowed in the poolspa or along the edge of the poolspa.
  • Foul or abusive language will not be tolerated.
  • Radios or music players may only be used with earphones, the community pool area does have friendly music playing at all times through the provided surround sound system.
  • Emergency procedures must be observed. Swimmers must leave the pool area immediately upon the signal or request of the community personnel.
  • Any sign of thunder of lighting at any time should result in all parties immediately exiting the pool area for your own safety. Pool access should not resume until all weather signs and sounds have cleared.
  • No glass containers of any sorts will be allowed in the pool area, alcoholic beverages are allowed in plastic or can container over 12oz in size.
  • No shot glass or jello shot containers are allowed in the community pool area at any time.
  • No beer funneling, pong or other items that are intended for use of alcohol induced games will be allowed inside the community pool areas at any time.
  • Children under 13 must be accompanied by an adult at all times.
  • Parents must be submerged in the spapool with children under the age of 13.
  • Smoking is prohibited inside and outside the community pool area. Being the home is a smoking prohibited location there should be no concern with this rule and regulation being followed.
  • If entering the community pool area from the beach, please shower before entering the pool.
  • Do not put chairs or other community pool furniture or your own in the pools. If the community provides and places loungers within zero entry locations these are able to be utilized by Guests on a first come first served basis.
  • Please follow the rules and regulations of your home when it comes to quiet time, no excessive loud talking or yelling will be allowed after 9pm.
  • COMMUNITY GOLF CART AND GOLF CART PATH RULES
  • The use of Golf Carts within this gated community and beach access trail is a privilege to all TenantsVisitors that are visiting the Seagrass Community. All rules and regulations within are strictly enforced for the safety of all Owners, Tenants, Guests, and Visitors. Please abide by all rules within.
  • Carts must only be driven on the streets and assigned cart paths within the community. Do not drive through or over any undesignated area such as landscaping, grass, dune or wetlands within the community of immediate violation will result in eviction.
  • Golf cart operators must have a valid drivers license.
  • There is a strictly enforced 10 mph speed limit for all golf carts driven on public streets or assigned golf cart trails within the community.
  • Please call your Local Operations Manager immediately if you have questions concerning these rules and regulations within. It is always safe to ask before assuming!

  • The Damage Waiver covers you for up to 3,000 of accidental damage to the Property or its contents such as furniture, fixtures, and appliances as long as you report the incident to Property Manager prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
  • How to Report Damage
  • Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages.
  • Damage Waiver Additional Terms and Conditions
  • The Damage Waiver only covers damage that occurs during the authorized rental period and that Renter or an authorized guest reports PRIOR TO CHECK OUT.
  • The Damage Waiver does not cover intentional damage or damage caused by smoking, pets or other animals brought onto the Property, or criminal activity.
  • The Damage Waiver does not cover damage to any structure other than the Property covered by your confirmed, non-fraudulent reservation.
  • Renter is responsible for any accidental damage that exceeds 3,000. Damages for covered claims in excess of 3,000 or for uncovered claims will be charged to the Renters credit card.
  • The Damage Waiver program is provided and administered by Property Manager and is not an insurance policy. The Damage Waiver does not provide liability coverage and does not cover vehicles or guest personal items.
