The archipelago consists of three beautiful islands: Malta, Gozo and Comino, Malta is the largest of the three, forming the cultural, commercial and administrative centre. Malta is best known as a sun and sea destination and perfect for beach holidays. Malta gets more than 300 sunny days a year. The island has clear blue waters with some of the cleanest beaches in the Mediterranean. A haven for swimmers, snorkelers and divers. With picturesque beaches, famously sunny weather, a thriving nightlife and thousands of years of history, Malta is understandably a popular holiday destination. The charming towns offer narrow, meandering streets. The countryside, dotted with medieval towers, wayside chapels and some of the oldest known human structures in the world, some have described the enchanting island as an open-air museum! Malta is perfect for visiting year-round. With so much history to explore, and the weather rarely gets in your way. Summer is glorious with almost guaranteed bright blue skies and the glistening, clear-blue Mediterranean Sea. Thie island is ideal for sunbathing, swimming, diving and boat trips, as well as for local festivals and events. Spring and autumn are great for sightseeing and exploring, as slightly cooler air are perfect for wandering the medieval structures, while the weather remains reliably lovely. With daytime temperatures averaging 15 degrees in January, winter can also be an excellent time to visit. In winter there is plenty to do, and the beauty of this island can still be appreciated. fa bed in the study. Things To Know


Payment and Cancellation - 90 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) cancellation is within 48-hours of reservation request, and (2) reservation request was made at least 10 days before arrival.

Payment Policy:

  • 90 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
  • For guests paying with points: 100% of payment will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
  • For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.

  • Departure time : 10 am
  • Energy costs included? : The villa operates a fair usage policy for electricity and water utilities. The limits applicable to villa are detailed below. The applicable allowance is generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the room or if the water is left running for no reason the allowance would be exceeded.
  • In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and invoiced accordingly on check-out:
  • Electricity 60kW hours per day. € 0.607 per kWh (2019)
  • Water 0.5 units per day € 5.1395 per unit (2019)
  • In addition to mains electric the Villa has 21 high-functioning photovoltaic panels on the roof which more than supports the electricity intake for the daily operation of the Villa such as pool pump, automatic irrigation and outdoor security lights. An additional 60kW hours per day are also allocated to the daily consumption (included in rental price).
  • Linen & towels included? : Linen & towels included in the rental price
  • Pets welcome? : Pets not allowed
  • End of stay cleaning included? : Not included in the rental price, additional cost of €200
  • Changeover day : Flexible
  • Minimum stay : 5 nights
  • Smoking Allowed? : No smoking inside the villa
  • Insurance : It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
  • Heating costs included? : Included in the rental price
  • Tax : Included in the rental price
  • Other Ts and Cs : For stays over 7 nights there is a 4 hour clean provided.
  • Internet access? : There in WiFi internet at the villa.
