Welcome to Breakwater, a Property Manager Home! Property Manager offers beautifully
designed residences with the quality and care of a 5-star hotel. The
Space: Welcome to Breakwater, an exquisite private home situated in the
heart of Sag Harbor. The first floor features an open concept kitchen,
living room, and dining room filled with natural light, while the
entire home is equipped with built-in Sonos speakers—perfect for
entertaining or relaxing. Amenities include a heated pool, outdoor
shower, soaking tub, outdoor grill, and a separate pool house. Plus,
Breakwater is conveniently located near Haven’s beach, Foster Memorial
town beach, and circle beach, making it the ideal home for any real
estate professional looking to enjoy all that the Hamptons has to
offer. To finalize your reservation, all guests must pass a mandatory
third-party screening process. ---

Home Truths:
This property requires owner approval for all reservations, and is
subject to completion of the background check with 72 hour minimum
notice period after the booking is completed to confirm the
reservation. The third bedroom includes a twin bed and a trundle bed.
If you want the pool heated during your stay, there is an additional
$75/night fee. Note, utilities including pool heating are billed
separately for all stays over 14 nights. The pool is open seasonally.
Landscaping, pool company, and pest control maintain a weekly,
biweekly, or monthly schedule.
Parking Details:
Plenty of space for vehicles in driveway. The Neighborhood: Located
just .5 miles from the village shops, restaurants, and beach. Other
Things to Note: Pets are not allowed at this property. Property Manager requires a
property rental agreement to be signed by the primary guest prior to
arrival for all reservations at this home. As a reminder, smoking is
not allowed anywhere on the property, in the home or in the outside
areas of the home. Smoking will result in a odor removal fee of no less
than $500 and up to $1,000 as well as possible removal from the
property.
Security Deposit Policy:
A refundable credit card hold of $2,500 is required as a security
deposit for stays at this home to cover any property damage that may
occur during your stay. A credit card is required for processing and
the hold will be placed 48 hours prior to your arrival. The release of
this hold will initiate 2 days after your departure following a
departure inspection of the home by our local team.
