Tucked into Newmarket Street in the heart of the Golden Triangle, this charming Georgian home puts you right in one of Norwich’s most loved neighbourhoods with brilliant pubs, cafés, and restaurants on your doorstep, and the city centre just a relaxed fifteen-minute walk away.
House Rules:
- No smoking indoors (use outdoor areas & ashtrays provided).
- No pets.
- Please respect the property and leave it as you found it.
- Quiet hours: 9 pm – 8 am (weekdays), 11 pm – 8 am (weekends).
Damages:
We understand accidents happen! Let us know if anything breaks so we can replace it for the next guests. We won’t charge for minor breakages like crockery.
Terms of Stay:
A digitally signed agreement is required for bookings (sent via email) and we ask for ID to be provided. We take a security deposit or rental waiver for protection.
Other things to note
— Beds are four-foot doubles — smaller than a standard UK double. Not ideal for couples expecting a full-size bed.
— Sleeps up to six, but works best with one guest per bedroom. Great for a group each wanting their own space and bathroom.
— Stairs are steep with a handrail — no stair gate. Recommended for guests aged 12 and above.
— Downstairs shower room is accessed through the kitchen.
— Parking permit for one vehicle included (on-street).
— Courtyard is the designated smoking area. No smoking inside.
— All safety certificates current: gas, electrical, fire risk assessment, carbon monoxide detectors.

The Golden Triangle is the neighbourhood Norwich locals are quietly proud of — Georgian and Victorian streets, independent businesses, and a real sense of place. Grounded Coffee is a local institution on Unthank Road. The Unthank Arms is a thirty-second walk; the Eagle, William & Florence, and the Hot Rocket (a proper ale pub) are all close by. Joanna’s and a stretch of great Unthank Road restaurants cover everything from a quick bite to a full evening out. Tesco Express is five minutes away. Eagle Park gives you a lovely green space nearby, and Norwich city centre, cathedral, castle, market and all is a flat fifteen-minute stroll.

A beautifully presented 75m² Georgian terraced home across three floors, decorated in a warm, Norwich-inspired style — light, welcoming, and full of character.
GROUND FLOOR
A comfortable lounge with a relaxed seating area and 32" smart TV — the perfect spot to unwind. The galley kitchen is fully equipped: oven, microwave, large fridge-freezer, all cookware, crockery, and cutlery for proper home cooking, plus a two-seat breakfast bar. Towards the rear, a shower room with washing machine and tumble dryer sits in the utility space — handy for longer visits. Step outside to a small sheltered courtyard with a table: a lovely spot for a drink in the sun.
GROUND FLOOR BEDROOM (front of house)
Four-foot double bed, 32" smart TV, end-of-bed sofa, wardrobe and drawers. Uses the downstairs shower room.
FIRST & SECOND FLOOR BEDROOMS
Two further bedrooms, each with their own en-suite step-in shower (recently refurbished, great water pressure), four-foot double bed, 32" smart TV, end-of-bed sofa, and generous storage. Your own private space within the house.
A note on beds: all three bedrooms have four-foot doubles — these are smaller than a standard UK double, so please bear this in mind when booking for couples.
A note on stairs: the staircase is steep, as is typical of this style of home. A handrail is fitted, but there is no stair gate. This property is best suited to guests aged 12 and above.
WiFi is 125Mbps throughout — fast enough for streaming, video calls, and everything in between. All TVs are smart-enabled with HDMI so you can log into Netflix, Disney+, or bring a games console along.
Newmarket Road bus stop: 2-minute walk — city centre in approx. 3 mins by bus.
Norwich city centre on foot: 15 minutes (flat, easy walk).
Norwich train station: approx. 25–30 mins on foot or 10 mins by taxi.
A11 and A47 easily accessible for day trips across Norfolk.
