Approved early check-in or late check-out is available at a rate of $20 per hour. Unauthorized late check-outs will result in an additional charge of $75 per hour. 🤫 Quiet Hours To respect neighbors and the surrounding community, quiet hours are observed daily from: 10:00 PM – 8:00 AM Noise complaints or violations of quiet-hour guidelines may result in cancellation of the reservation and removal from the property without refund. 🚫 No Parties or Events This property maintains a strict no-party policy. ❌ No parties ❌ No events ❌ No unauthorized gatherings ❌ No unauthorized guests The property is equipped with exterior cameras above the entrance and noise monitoring devices. Any party, gathering, or disruptive activity may result in: • Immediate removal from the property • Cancellation of the reservation without refund • A $500 party violation fee • Police involvement if necessary Unauthorized guests may result in a $100 fee per additional guest. 🚭 No Smoking Policy Smoking is strictly prohibited throughout the property. This includes: • Inside the apartment • Balcony areas • Around the building premises If smoking or evidence of smoking is discovered, a $500 cleaning/remediation fee will be charged. 🐾 Pet Policy Pets are not permitted at this property. Unauthorized pets will result in a $500 penalty without prior approval. 🚗 Parking Guidelines Guests receive: ✅ One complimentary assigned parking space for one vehicle Please follow all community parking requirements provided in the check-in instructions. The host is not responsible for parking violations, towing, fines, or penalties resulting from guests failing to follow posted parking rules. Additional parking may be available nearby; guests are responsible for confirming availability and any associated costs. 🔐 Guest Verification Requirements For safety, legal compliance, and property security purposes, guests may be required to complete a verification process before arrival. This may include: • Providing a valid government-issued photo ID • Confirming contact information • Completing a verification portal • Completing a background screening when required by the property manager or owner Verification information is collected solely for screening and security purposes and is not stored or used for unrelated purposes. All guests must complete and sign a rental usage agreement before check-in. By confirming your reservation, you acknowledge that: • A valid government-issued ID may be required • Background screening may be required if requested by management or ownership • Check-in instructions may not be released until verification is completed successfully Verification must be completed: • Within 24 hours of booking • Within 1 hour for same-day reservations Reservations that do not satisfy verification requirements may be canceled. 💳 Security Deposit / Damage Protection Requirement A separate post-booking requirement applies to all reservations. After booking, guests must select one of the following options through the Guest App: Option 1: 💰 $450 refundable security deposit OR Option 2: 🛡️ $29 per night non-refundable damage waiver (Maximum charge capped at $150 per stay) This process is completed outside the OTA platform and is required for all reservations. The damage protection program covers accidental damages up to $450. Please note that it does not cover: • Smoke remediation cleaning • Lost key fobs • Lost parking tags • Lost garage openers Replacement charges include: • Lost fob: $200 each • Lost pool wristband: $50 each 🏢 Community Amenity Disclosure Please understand that all community amenities are operated and maintained by building management. If an issue occurs, please notify us and we will communicate the concern to building management when possible. However, we do not control repair schedules or facility decisions.
