✨ Whether you’re planning a family retreat, group getaway, or a festival weekend, the Sunset Club Los Palos Ranch Estate offers a one-of-a-kind setting with privacy, space, and luxury entertainment.
Guests will have exclusive use of the entire 5-acre estate, including all three homes—the Main House, Bunk House, and Barn House—as well as full access to the pool, spa, outdoor kitchen, and all on-site amenities.
Please note: the barn structure and a few smaller bungalows on the property are reserved for storage and are not accessible during your stay.
Plenty of parking on site. Uber & Lyft available.
We offer private driving/shuttle services (please inquire a week before your arrival).

Property Notes:
• The north field (beyond the barn) is currently not watered due to Coachella Valley water conservation measures. Guests still enjoy over 3 acres of lush, golf-course quality grass.
House Rules:
• Occupancy limits strictly enforced
• Noise ordinance observed: Quiet hours from 9PM to 8AM. Violations will be subject to fines.
• No smoking permitted on the property

Terms and Conditions:
Check-In Time is 4:00PM PST. Early check in may be available upon request for an additional fee. Check-out Time is 11:00AM PST. Late check-out may be available upon request for an additional fee—please check with your reservationists about early arrival & late departure availability. You as lessee are responsible for payment, deposits and all facets and terms of the Lease as detailed in this rental agreement, including good neighbor guidelines. This agreement is a binding legal contract, and it is agreed that it must be construed as if both parties jointly wrote it, governed by California law. Your confirmation on OTA or OTA and payment of money or taking possession of the property after receipt of the Agreement, is evidence of your acceptance of the Agreement and your intent to use this property for a vacation rental. The Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof. The rented Property is a privately owned home. You agree to indemnify the Lessor/owner of said property for all liability, damage, personal injury, or loss to the Property or its contents that occur during your stay resulting from any cause, including but not limited to negligence, violation of any law, carelessness, neglect, theft or improper conduct of any persons entering, occupying or visiting the leased premises. We are not responsible for personal items lost, stolen or left behind. Occupant’s or guests’ personal property, including vehicles, are not insured by Owner, Owner’s agent against loss or damage due to theft, fire, vandalism, rain, water, criminal or negligent acts of others or any other cause.
Repairs and Maintenance:
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment or pools/spas. Please report any inoperative equipment to your host. We will make every reasonable effort to have repairs done quickly and efficiently. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA.
No Smoking Policy:
Our property is non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit of $1,000.
Good Neighbor Policy:
You agree to abide by all rules and regulations set forth by local ordinances, which includes a “Good Neighbor Policy”. This home is located in a quiet residential neighborhood and the City and owner strictly enforces all applicable city ordinances that relate to occupancy, unnecessary or loud outdoor noise, minimum age requirements, and parking (street parking is NOT allowed in the City of Indio). Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $1000 fine followed by a possible eviction in egregious circumstances. Guests will not be issued any refund for issues related to noise ordinance violations. Possible violations include, without limitation, limiting sound amplification outdoors, over occupying parking areas, over occupying rental property, and failing to follow your agreement with Management Company. Quiet hours are strictly enforced between 9:00PM-8:00AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets at any time. There are no parties allowed at this Property.
Property Inspection:
An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any issues with the property, notify the host immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guest, which includes knocking on the door or ringing doorbell before entry in the event noise complaints or issued, which guests understands may occur anytime during guest’s stay if noise or reasonable suspicion of a party or other violation of the house rules, neighborhood rules or city ordinance.
Pool & Spa:
At the guest’s request, the pool and/or spa may be heated for $200 per day includes both Pool & Spa or just spa for $75 daily, and will be paid prior to check-in or deducted from security deposit.
Cleaning Fee:
A non-refundable departure cleaning fee is required on all rentals and has already been built into your booking. We ask that guests treat the home with care, leaving the property in the same general condition as found upon arrival. Each Property is inspected after guest departure. Additional charges will apply for stains on carpets, furnishings, linens, or towels, excessively dirty ovens, stove-tops, or BBQ grills, dirty dishes, excessive trash & moved furniture or appliances. These are not normal wear and are not covered as part of the cleaning fee. Items requiring extra cleaning at departure will be charged to guest security deposit.
Occupancy Limits:
Our rental rates are based upon our maximum advertised occupancy limit. Children are counted in total occupancy, unless they are under the age of two years old. Guests who violate the Occupancy limits are in serious violation and breach of these Terms & Conditions, and the Property Owner, reserves the right to deny access or to require all guests to vacate the premises. No refund of monies will be issued due to violation of the house rules, noise ordinances, or Occupancy Limits.
No Event/Party Policy(without proper permit):
Unless otherwise authorized in writing by the Property Owner, no gatherings, loud celebrations, parties or other private events (collectively “events”) are to be held at the vacation rental property during your occupancy. Holding an event without receiving prior approval, permit or permission from the Property Owner is considered an abuse and breach of these Terms and Conditions and cause for immediate termination of Occupancy. Upon any infraction of rules, the Property Owner, may at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may occupy the Property during the reservation periods.
Vacation Rental (Not a Lease):
This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Liability and Obligation to Follow Rules:
By agreeing below, you understand that the Property Owner is only responsible for reservations, house cleaning, and check out. By agreeing to these Terms & Conditions, below, you waive, discharge and agree to hold harmless the Property Owner from all damages or injuries arising from or related to your stay at managed property, including without limitation, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Owner, any and all rules of the Homeowners Association where the property is located, and any and all City or County ordinances in the area where the property is located. Guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. Guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.

Miscellaneous:
Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provision’s economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.
