VILLA SMERALDA – MARINA DI MODICA
Located in the beautiful seaside town of Marina di Modica, just a few kilometres from the UNESCO-listed Baroque city of Modica, Villa Smeralda is the perfect starting point to explore the wonders of southeastern Sicily. Marina di Modica town is only 2km (30 minutes walk) away, with a multitude of choice in restaurants, and more.
INDOOR
The house develops over two independent floors, connected via an external staircase.
On the ground floor, we find a modern and spacious living room with kitchen, two double bedrooms, one twin bedroom (which can become a double by pushing the beds together), three en-suite bathrooms with shower, and another separate bathroom with shower.
On the first floor, we find a living room, kitchen, one double bedroom, one twin bedroom, and one bedroom with a French bed. There are two en-suite bathrooms with shower, and a third bathroom with shower adjacent to the bedroom.
OUTDOOR
Outside, a spacious furnished veranda with sea views extends your days into the evening, ideal for sharing outdoor lunches and dinners enhanced by the sea horizon. The barbecue, along with the large garden and courtyard, makes the villa perfect for enjoying your Mediterranean summer.
The private seafront swimming pool (9x4m) offers breathtaking sunsets and moments of pure relaxation. A private gate leads directly to the rocky beach, perfect for a refreshing swim or to enjoy the sea breeze in total privacy.

- the floors are not connected internally
- between the garden belonging to the house and the pool area, there is a small private road that allows access to the house for a neighbouring family.
