Newly completed in 2022, the property unfolds across a main residence and separate guest house, creating a layout that balances privacy, entertaining, and effortless indoor-outdoor flow.
The main residence is anchored by expansive spaces designed for gathering, from a chef’s kitchen outfitted with a full Gaggenau appliance suite to multiple bars, ocean-view dining, and a family room theater with a large-format video wall. Upstairs, the primary suite spans the full width of the upper level, complete with a private office, sitting room, dual walk-in closets, a spa-style bathroom, and a 1,000 sq ft balcony overlooking the water.
Six bedrooms are thoughtfully positioned throughout the main residence, with the option to prepare a 7th sleeping space within the guest house behind the pickleball court. Ideal for larger gatherings, the additional setup allows up to 14 guests to stay comfortably when arranged in advance. Please notify our team prior to booking if you would like the extra room prepared, as the bed is not kept in place full time.
Outdoor living extends across multiple settings, from a central courtyard with a zero-edge pool, spa features, fire pit, and water-wall to a beachside entertainment deck with a 40-foot infinity-edge pool, Baja shelf, fountain feature, built-in barbecue, and wide stretches of space positioned directly above the sand.
Set directly on Broad Beach, the experience is shaped by privacy, generous scale, and seamless access to one of Malibu’s most coveted stretches of shoreline.
*George, the onsite property manager, lives in a separate detached structure and fully respects guest privacy. He is available if needed for assistance or maintenance requests to help ensure a smooth, comfortable experience.

Guests have full private access to the entire property, including the main house, guest house, pools, outdoor entertainment areas, and direct beach access. No shared spaces.
A car is recommended. The property includes on-site parking, and Malibu’s main routes provide access to nearby beaches, restaurants, and shopping areas. Ride services are available but limited compared to urban areas.
As our guest, you will automatically receive preferred rental rates through Drive Awhile. Drive Awhile simplifies the car rental process by leaving your rental car at the property with keys inside. You can also leave the car at departure and work with our concierge to arrange your airport transfer. Just like our villas, all of our cars are well-optioned vehicles, ranging from Black on Black Cadillac Escalades (perfect for families) to a convertible Mercedes (perfect for couples) to a Rolls Royce Dawn to a Lamborghini Urus. Drive Awhile has something for everyone, ensuring a seamless and enjoyable travel experience.
Please message our team before booking. Contact the Home Manager first. Mandatory additional terms may apply depending on your booking platform. In case of cancellation, the stated booking cancellation policy applies. Credit card processing fee may be required post-booking.
To maintain property and neighborhood harmony, we have important rules. Please read carefully:
1) No parties, visitors, or unapproved guests. Submit all guest names prior to booking. Guest list and Government ID may be requested from the person who booked. So, please let us know if you want to have guests and, if so, then how many. A guest is anyone who will spend any amount of time at the property. Our strict guest policy ensures neighborhood peace and legal compliance. Exceeding capacity risks our permit, we may ask you to leave.
2) This property maintains a strict no-pet policy. Pets are not permitted under any circumstances. Unauthorized pets may result in additional fees and/or cancellation of the reservation without refund.
3) No smoking, vaping, e-cigarettes, or similar (outside and indoors). Our state-of-the-art smoke/vapor/gas detectors notify the fire department - $5000 fee for false alarms or rule violations (paid by guest). City Code Section 41.50 B 18 b | High Brush Fire Zone | Prevent Wildfires | It’s the LAW.
4) Quiet hours: 9pm to 9am to ensure peaceful atmosphere for all guests and neighbors.
5) Do not send mail to property before or after your reservation dates. If you need mail delivered before or after your stay, then we can help. You may send it to our office. Then we can take your mail to the property for you on the day of your arrival. Please note that we are not responsible for any lost or un-retrieved mail or packages.
6) Pre-Stocking: Choose from our available pre-stocking options with at least one week’s notice. A $75 service fee applies to all requests.
7) Day of Arrival:
Please let us know if you prefer self-check-in or a personal tour. Only the guest who booked can check in and must show their ID for security. This is to verify that the person who has arrived is, in fact, the person on the booking. So, please work with us to maintain a secure environment.
Check-In: We have a check-in window from 4:00pm to 6:00pm. Early check-in is based upon availability and will need to be approved by our team. Please keep this in mind as the day of your arrival approaches. If you are arriving later than 6pm, please reach out to our team for approval.
Check Out: 10:00am. Late checkout is based upon availability and needs to be approved in advance. Our late check-out fee is $100 for every hour after 10:00am. Additionally, if you want to check-out after 12:00 pm, then you will need to pay a fee equal to one full day. Please keep this in mind as the day of your departure approaches.
When you are departing the property, please make sure that you do not leave anything behind. Our team is not responsible for Lost or Stolen Items. If our team finds a lost item, we will ship it back to the guest. The guest will be responsible for paying the shipping cost plus a $50 service fee.
8) Pool: Never leave children unsupervised; no lifeguard on duty. No glassware; $1000 fee if glass is found. Use provided plasticware for safety. If kitchen lacks plasticware, please inform us. Please don’t dispose of plasticware; wash and store them.
Pool heating: This property features two pools. Pool heating is available at an additional cost of $2,000 per pool for the entire stay for reservations between 2–7 nights.
Guests may choose to heat one pool or both pools—heating both is not required.
For reservations longer than 7 nights, pool heating costs will be higher. Please inquire for pricing prior to booking.
Guests must provide at least 48 hours’ advance notice if they would like the pool heated upon arrival, as it requires time to reach temperature.
9) This property contains an exterior camera at the front door which is motion sensored and is active during guests stay.
10) Cleanliness:
We take our cleaning seriously. You can trust that our homes are thoroughly deep cleaned between guest visits. All of our homes have white hotel-style linens, white towels, toiletries for our guests, and well stocked kitchens with high-end appliances. Amid COVID-19, our cleaning intensified: surfaces wiped with hot water and disinfectants. All towels and linens washed, regardless of appearance; many hotels don’t. Door handles and high-touch spots get extra care. Staff wears masks, gloves, and shoe coverings. Our exceptional cleaning surpasses CDC standards.
11) To maintain the quality and condition of the home, guests are not permitted to move or rearrange any furniture without prior written approval. Moving furniture can cause damage to floors, walls, and the furnishings themselves.
Any unauthorized movement of furniture will result in an additional fee to cover inspection, repositioning, and any damages incurred.

12) **All credit card payments are subject to a 3.55% processing fee, shown at checkout. A 3.55% processing fee also applies to any additional service charges, including pre-stocking, mid-stay cleaning, pool heating, and similar services. The guest name must match the name on the credit card. For international credit cards, an additional 1.5% may be charged after booking to account for exchange rate differences—bringing the total fee to approximately 4.7%. If you prefer not to incur this fee, payment by bank wire is available.
