Factors Row offers a seamless blend of New Orleans’ rich history and contemporary comforts. Built in 1858 and thoughtfully renovated in 2016, this historic property provides modern amenities that cater to your every need. Whether you’re enjoying the cozy bedroom or the inviting common areas, every detail at Factors Row is designed for your comfort and convenience. Decor and layout may vary slightly from what you see in photos. Guests have exclusive use of the entire property. We recommend guests use Lyft and Uber. Please know that all properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500. ESA (Emotional Support Animal): A pet fee may be charged for guests traveling with an emotional support animal. Additionally, the presence of emotional support animals can be declined from stays or Experiences. To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry. Important note: The information is collected for verification only and is not stored or used for any other purposes. Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following: - You agree to be bound by our rental terms and conditions. - You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking. Minimum age requirement of primary person booking should be 22 years old. No weapons or drugs allowed; zero tolerance means police will be called for violating this rule. Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy. Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check. Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.
