What We Love
Positioned on the ground floor of a boutique Paddington building, this one bedroom residence demonstrates how considered design transforms compact living into something far more refined. The open plan flows from kitchen to living to sleeping quarters in a single uninterrupted sweep, where timber floors anchor a palette of whites, soft blues and natural textures. Floor to ceiling glazed doors dissolve the boundary between interior and courtyard, extending the living space into the protected outdoor zone.
Living & Entertaining
Natural light enters through the courtyard facing glass and side windows that prevent the space from feeling tunnel like. The navy sofa grounds the living zone, dressed with cream striped cushions and textured throws that add warmth without disrupting the clean aesthetic. The black framed bifold doors stack back completely, turning the courtyard into a genuine extension of the living room. Outside, grey floor tiles create a low maintenance surface for the outdoor dining set, while a black Weber BBQ stands ready against the rendered wall.
Sleep
The bedroom sits within the open plan, defined by a curved upholstered headboard and abundant storage. A king bed fits comfortably, with built-in wardrobes keeping daily life organised. Morning light reaches this corner naturally, making it easy to start the day without harsh alarms. In the living area, a queen fold-out sofa provides flexible sleeping space for guests, maintaining the apartment’s adaptable character.
Kitchen & Dining
The kitchen runs along the interior wall with white shaker style cabinets extending floor to ceiling, their black cup handles providing subtle contrast. Blue subway tiles cover the backsplash in a running bond pattern, adding the only strong colour note in the kitchen. Stone benchtops in soft grey flank the integrated stainless steel sink, while a stainless steel oven, cooktop and integrated dishwasher handle all cooking requirements. A small round dining table in pale timber sits between kitchen and living zones, with the courtyard table taking over for proper meals when weather permits.
Bathroom & Facilities
The bathroom features large format white tiles in matte finish, with a glass brick panel filtering natural light beside the shower. A circular mirror with black frame hangs above a white wall mounted basin, while chrome tapware and a frameless glass shower screen maintain clean lines throughout. The European laundry houses washer and dryer behind closed doors, and ducted air conditioning maintains comfort through Sydney’s seasonal shifts.

The Neighbourhood
- Paddington Living Paddington maintains its village character through European style streets where Victorian terraces house independent boutiques, galleries and corner shops. On Saturdays, Paddington Markets transform the grounds of Uniting Church into a sprawl of stalls selling vintage clothing, handmade jewellery and artisan homewares. Oxford Street cuts through Paddington’s heart, its broad footpaths lined with boutiques that change with the seasons yet maintain the area’s reputation for discovering emerging designers.
- Dining & Coffee Wolf Coffee delivers pastries and reliable espresso for those mornings when cooking feels like too much effort. Jozo Cafe claims a busy corner where you can sit with the papers and watch Paddington’s daily rhythm unfold. Il Baretto delivers handmade pasta in a compact dining room where limited seating adds to the appeal. 10 William St approaches dining through sharing plates and an extensive wine list, the kind of place where conversation and food make leaving feel premature. Ursula’s Paddington handles special occasions through intimate setting and carefully curated menus that justify booking weeks ahead.
Jozo occupies a prominent corner where locals gather for coffee that justifies the queue, while Morris serves weekend brunch crowds with seasonally shifting menus.
- Parks & Wellness Moore Park provides multiple entry points for morning runs, with circuits ranging from short loops to longer routes extending toward Centennial Park’s broader network. Weekend picnics claim spots beneath established trees, where the park’s scale allows relative solitude despite proximity to dense residential streets. Oxford Street’s cultural strip runs west into Darlinghurst, where theatre venues and independent cinemas program work that rarely reaches mainstream circuits.
- Day Trips Sydney CBD sits 15 minutes west, where the harbour foreshore provides the city’s defining character through the Opera House, Harbour Bridge and ferry network that treats daily commutes as scenic journeys. The Bondi to Coogee coastal walk traces six kilometres of clifftop path where Pacific views alternate with descents to beaches and rock pools. Each bay maintains distinct character, from Bondi’s international reputation to Coogee’s family friendly beach culture, with lesser known spots like Bronte and Gordons Bay offering quieter alternatives.
Public transport
Frequent bus services run along Moore Park Road and Oxford Street, providing direct connections to the Sydney CBD, Circular Quay, Bondi Beach, Coogee, Surry Hills and Central Station. The nearby Moore Park light rail stop also offers easy access to Central Station, Darling Harbour and the inner west.
- Uber: Rideshare services such as Uber are readily available in this area, making getting around quick and convenient at any time of day.
- Car share (GoGet): We recommend GoGet car share as a hassle-free alternative to bringing your own car. Paddington has very limited parking and this property does not include parking; however, GoGet provides dedicated parking spaces on surrounding streets. Cars can be hired by the hour, day or week, are super easy to book via the app, and once signed up you can collect the key/card access quickly and easily.
