Sleeping spaces are thoughtfully arranged to support families, groups, or longer stays. Bed layouts are flexible, making it easy for different group types to settle in comfortably. Bathrooms There are two full bathrooms, offering convenience for groups and reducing morning or evening wait times. Each bathroom includes bathroom essentials and hot water for comfortable daily routines. Kitchen & dining The kitchen is fully equipped for preparing meals at home, whether you’re cooking simple breakfasts or full dinners. A dedicated dining area provides space to gather, share meals, or plan the day ahead. Living spaces Comfortable seating, a TV, and a sound system make the living areas ideal for relaxing after a day out or enjoying a quiet night in. The layout supports both social time and individual downtime. Work & longer stays With Wi-Fi, a dedicated workspace, and in-home laundry, the house is well suited for work trips and extended stays. If an unauthorized gathering happens, your reservation will be terminated on the spot and you’ll be required to vacate immediately without a refund (this includes no refunds on any unused nights). Any cleanup related to a party or "gathering" no matter the size will also incur additional cleaning fees and labor/material fees for any damages that were caused. 🤫 Noise: Please keep noise to a minimum when outside. We use decibel readers (they don’t record conversations) to monitor levels. 🔇 Quiet hours: 10 PM – 8 AM 💸 Excessive noise may result in a $500 fine due to past neighbor complaints. 🚭 Smoking: No smoking inside the house — $500 fine for violation Smoking outside is allowed 🚫 Strictly Prohibited : Underage drinking or drug use Unauthorized guests 🎉 No mini waste: Avoid confetti, glitter, water beads, balloons, or tiny plastic/glass/metal pieces. 👫We respect my neighbors to the fullest and will not tolerate any gatherings, parties, or unauthorized guests. If you violate any of my house rules or those of the OTA community, you will be required to vacate the property immediately, and no refund will be issued for any unused nights. 🔥 Grill Use: If the property is equipped with a grill, guests are responsible for refilling the propane tank if needed—but don’t worry, just send us the receipt and we’ll reimburse you! If it’s a charcoal grill, be sure to bring your own charcoal. Happy grilling! 🐾 Pets: Max 2 dogs: $125 flat fee Requests for 3rd or 4th dogs are subject to approval and an additional $100 ❗Pets must be disclosed and approved in writing before your stay. Undisclosed pets will result in a $150 fee and may lead to cancellation without refund. NO cats allowed! 📌 Hot Tub House Rules: Hot Tub Cleanliness Fine: $250 To avoid this, please follow these simple rules: 🚿 Shower with soap and water before entering to remove lotions, oils, or substances that affect water quality. ⏳ If you have sensitive skin, limit use to 15-minute intervals and shower after use to avoid irritation. 🛁 Use beach towels, not bath towels. 👫 Max occupancy: 7 guests 🚸 No unsupervised kids 🚫 No diving or jumping 🍔🥤 No food or drink in the tub 🚫🥂 No glass in or near the hot tub 🧼 Keep the hot tub clean and clear 🤫 Respect neighbors – keep noise down 🚭 No smoking in the hot tub ♨️ Turn off the jets after use ✅ Always cover the hot tub after use ❌ No pets in the hot tub ❗ Do not turn off the hot tub — only turn off the jets. → The temperature should remain at 100°F when not in use. 🧴 Do not add any chemicals, chlorine, bromine, essential oils, bath products, or hot tub scents without Property Manager’s knowledge and approval. Overuse or misuse of chemicals may result in additional cleaning or maintenance charges. 👟 Shoes off inside: Please remove shoes indoors to help keep the home clean — the asphalt driveway can track in dirt. We appreciate your understanding! 📌 Checkout note: We leave a short list of optional checkout steps — not mandatory, but very appreciated to help us prep for the next guest.
