🚫ABSOLUTELY NO PARTIES — ZERO EXCEPTIONS 🎉
This home is monitored by neighbors and staff who notify us instantly if a party or event takes place. If an unauthorized gathering happens, your reservation will be terminated on the spot and you’ll be required to vacate immediately without a refund (this includes no refunds on any unused nights). Any cleanup related to a party or "gathering" no matter the size will also incur additional cleaning fees and labor/material fees for any damages that were caused.
🚫Renters must be 21 years or older to book and stay.
🤫 Noise:
Please keep noise to a minimum when outside. We use decibel readers (they don’t record conversations) to monitor levels.
🔇 Quiet hours: 10 PM – 8 AM
💸 Excessive noise may result in a $500 fine due to past neighbor complaints.
🚭 Smoking:
No smoking inside the house — $500 fine for violation
Smoking outside is allowed
🚫 Strictly Prohibited :
Underage drinking or drug use
Unauthorized guests
🎉 No mini waste:
Avoid confetti, glitter, water beads, balloons, or tiny plastic/glass/metal pieces.
👫We respect my neighbors to the fullest and will not tolerate any gatherings, parties, or unauthorized guests. If you violate any of my house rules or those of the OTA community, you will be required to vacate the property immediately, and no refund will be issued for any unused nights.
🔥 Grill Use:
If the property is equipped with a grill, guests are responsible for refilling the propane tank if needed—but don’t worry, just send us the receipt and we’ll reimburse you!
If it’s a charcoal grill, be sure to bring your own charcoal. Happy grilling!

Hot Tub Cleanliness Fine: $250
To avoid this, please follow these simple rules:
🚿 Shower with soap and water before entering to remove lotions, oils, or substances that affect water quality.
⏳ If you have sensitive skin, limit use to 15-minute intervals and shower after use to avoid irritation.
🛁 Use beach towels, not bath towels.
👫 Max occupancy: 7 guests
🚸 No unsupervised kids
🚫 No diving or jumping
🍔🥤 No food or drink in the tub
🚫🥂 No glass in or near the hot tub
🧼 Keep the hot tub clean and clear
🤫 Respect neighbors – keep noise down
🚭 No smoking in the hot tub
♨️ Turn off the jets after use
✅ Always cover the hot tub after use
❌ No pets in the hot tub
❗ Do not turn off the hot tub — only turn off the jets.
→ The temperature should remain at 100°F when not in use.
🧴 Do not add any chemicals, chlorine, bromine, essential oils, bath products, or hot tub scents without Property Manager’s knowledge and approval. Overuse or misuse of chemicals may result in additional cleaning or maintenance charges.
👟 Shoes off inside:
Please remove shoes indoors to help keep the home clean — the asphalt driveway can track in dirt. We appreciate your understanding!

📌A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $50, which covers accidental damages beyond normal wear and tear.
