VILLA ESSENZA – ISPICA
Located outside the town of Ispica, Villa Essenza is perfectly positioned to explore the area’s rich cultural and natural heritage. The villa is just a short drive from sandy beaches, as well as the baroque towns of Modica, Ragusa Ibla, and Noto; UNESCO World Heritage Sites renowned for their architecture and charm. Local markets, wineries, and authentic Sicilian dining experiences are all within easy reach, making this an ideal base for both relaxation and adventure.
Set within a larger estate, the villa also benefits from access to exceptional sports and wellness facilities, including two tennis courts, two padel courts, and a small gym. Personal training and tennis lessons with certified instructors can be arranged, allowing guests to combine fitness and leisure throughout their stay. Despite being part of a wider estate, the villa remains fully independent, ensuring maximum privacy and an exclusive experience in the heart of Sicilian countryside.
PLEASE NOTE:
The villa occupies a completely private portion of a larger building that also houses a nearby sports club. Villa Oasi is located on the right-hand side, with its own independent entrance, garden, and pool. This side of the property is entirely separate from the club’s facilities, with no shared access and no visibility between the two areas. Thanks to thoughtful positioning and natural hedge screening, guests can enjoy full privacy throughout their stay.
Stylish and modern, the villa develops over 180 sq.m and two independent floors, offering ample space and privacy for families or groups of friends.
GROUND FLOOR
The main house boasts a bright and airy open-plan living area with a well-equipped kitchen, dining area, and lounge, all opening onto the poolside through large glass doors. There are three bedrooms on this level: two with queen-size beds (180x200 cm) and one that can be arranged with a double bed and a single, or three singles. All three bedrooms have en-suite bathrooms with shower.
FIRST FLOOR
The upstairs level is accessible via an external staircase, and includes an additional bedroom with a double bed, a living area with kitchen and sofa bed, and a private bathroom with shower, ideal for couples or guests seeking extra independence.
The outdoor spaces are designed for all-day enjoyment. At the heart of the garden lies a stunning private pool (20x9m; 1.2m deep) which can be heated via solar panels, surrounded by a spacious sun deck with loungers, umbrellas, and comfortable seating areas. The lawned garden is bordered by tall laurel hedges, offering both beauty and privacy and is arranged on two levels connected by a staircase of a few steps. Guests can relax under the shaded gazebos, enjoy outdoor dining at wooden tables, or make use of the outdoor kitchen equipped with fridges, freezer, induction hob, oven, and barbecue. Additional amenities include a foosball table, outdoor showers, and a laundry area with washing machine and ironing facilities.
