Welcome to Howland House, a private historic Inn in the heart of downtown Newport. This one of a kind, dog friendly, 5 bed, 5 bath inn with four individual units, each boasting a king size bed with TV, ensuite bathroom, large living room with a pullout sofa, high-end linens, coffee station, mini fridge, microwave, AC & Wifi and one has a fully stocked kitchen, dining area and outdoor patio!

Howland House is a four unit, classic historic Newport property. Built in 1750 it predates the Revolution and is one of Newport’s oldest homes. While it holds all of the charm of old New England, through renovations and updates, it can comfortably accommodate larger parties allowing everyone privacy within their own units. Three of the four units are suites, while one is a townhouse style apartment. There is one full kitchen located in that unit. All of the other units have their own microwaves, coffee stations, mini fridges, plenty of closet space, and mini splits. There are three on site parking spots, first come first served and we also have an off-site lot 7 min walk away, if needed (by request)

All of Windwards properties are professionally cleaned between guests and come outfitted in high end linens and towels.
Aside from the cleanliness of the space, it is in one of the most sought after locations in Newport. Right outside your door you can spot historic St. Mary’s Church, and you are steps away from Thames Street, Bannisters & Bowens Wharf, and endless restaurants, bars, and shopping.

You’re dropped right into Newport’s historic core—Howland House - 205 Spring Street is unbeatable prime real estate! Historic Spring Street leads straight to Thames Street’s endless restaurants, buzzing bars, live music, quirky boutiques, and waterfront energy. Steps from Bowen’s Wharf for sunset cocktails, Bannister’s Wharf for people-watching, or nearby icons like Trinity Church and The Black Pearl. Safe, vibrant, and rich with coastal heritage—festivals, sailing action, mansions a short walk/drive away. Walkability is insane—no car needed to feel the full heartbeat of Newport!
Property Manager properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will receive an email the morning of their arrival with the instructions, codes to the doors and Wifi. Super easy!
Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.
There are three on site parking spots which are on a first come first serve basis, there is a city lot on Church St a few blocks away and we have a lot on Oak St, by request only, which is a 5min walk away.
This sprawling historic inn is a group dream—5 bedrooms (kings + pull-outs/daybeds, sleeps 17 total), multiple living/TV hangouts, stocked kitchens for cooking fun, dining areas, 5 full baths, private patios, multiple smart TVs, mini-split AC/heat, high-speed WiFi, hardwood floors, luxe linens/towels, hairdryer, essentials. Professionally cleaned spotless; dog-friendly with approval. Off-limits: No smoking; quiet hours; don’t exceed 17 guests—tons of historic, open space to spread out, cook, lounge, and make memories!
Ultra-walkable Historic Spring Street downtown Newport RI—no car required! Thames Street hotspots, restaurants, shops, wharfs, and attractions are 5 minutes on foot. Street parking passes or nearby lots (ask host). Uber/Lyft/taxis plentiful; bike rentals close for easy rides. RIPTA buses nearby for regional trips; trolley tours for sightseeing. Nearest Amtrak in Kingston, RI (~20 min drive); T.F. Green Airport (PVD) ~30-40 min. You’re set for beaches, mansions, events—pure freedom to explore!
