Sleeping Arrangements Four spacious bedrooms provide ample space for families or groups, with a master suite on the upper level that includes its own full bathroom. A second bedroom downstairs shares a full bathroom, and an additional half bathroom serves the lower floor. All rooms are arranged for privacy and comfort, letting each guest unwind in their own space. Living Space The family room centers around a flat‑screen TV and plush couches, perfect for movie nights after a day at the parks. A small game room adds extra fun for kids and adults alike, offering a playful retreat without leaving the home. Kitchen & Dining A large, fully stocked kitchen features stainless‑steel appliances and plenty of counter space for preparing big breakfasts or quick snacks. Indoor and outdoor dining areas let you enjoy meals al fresco on the patio or gathered around the kitchen island, with outdoor lounge chairs ready for a relaxed brunch under the sky. Outdoor Living Step outside to a heated private pool surrounded by sun loungers, where you can soak up the Florida heat at any time of day. The fenced backyard ensures safety for children while you lounge, and the pool deck is ideal for casual meals or evening drinks. Community Amenities The gated community welcomes you with a central clubhouse that includes a gym, tennis court, volleyball court, and a play area for children. Parking for two cars is conveniently located within the complex, and a free washer/dryer in the unit makes longer stays effortless. Location & Nearby Attractions Just 15 minutes from Walt Disney World, you’re also close to International Drive, Celebration Town Center, and Posner Mall. Grocery stores, restaurants, and shopping options are a short drive away, giving you the freedom to explore Orlando’s attractions or enjoy a quiet night in. During your stay, you will have complete and exclusive access to the entire home. Parking can accommodate up to (2) vehicles in the driveway - absolutely no parking is allowed on the street. Tuscan Hills is located just off Highway 27 in Davenport, Florida and is only 15 minutes from Disneys main gate. Tuscan Hills is the ideal place for your dream Florida holiday as its within 30 minutes of all the Orlando theme parks, close to shops, supermarkets and lots of restaurants. If you fancy a day trip to the beach you have the Atlantic (Cocoa Beach) and Gulf Coast beaches (Clearwater) within about 60-80 minutes away. The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week’s notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. Up to two cars may park in the designated spaces in front of the townhouse entry door, as garage parking is not allowed and the small driveway area in front of the garage is not large enough for standard-sized vehicles. It is important to note that vehicles must not extend beyond the paver area, as even a bumper slightly hanging over the sidewalk is considered a violation within this strictly enforced community. Please be aware that street parking must follow all community rules, and we are not responsible for any towing or fines resulting from parking violations. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
