*Hot tub takes a few hours to heat up after they have been cleaned and sanitized after the previous guests checked out.
* All refunds from cancellations may be subject to a 4% credit card processing fee depending on how you booked the property, meaning some listing sites may have the fee and some may not.
*We cannot do early check-ins or late check-outs from Memorial Day to New Years Day.
*All late check-outs have to be pre-approved 24 hours in advance, or a $100 fine will be charged if you stay past check-out time without permission.

Dog Behavior & Liability
Guests are fully responsible for the behavior of any dog(s) they bring to the property. All dogs must be non-aggressive and under control at all times. Any aggression toward neighbors, other guests, animals, or staff—including biting, lunging, or attacks—is strictly prohibited.
Guests assume full liability for any injury or damage caused by their dog(s). The Owner/Host is not responsible for any incidents, claims, or expenses resulting from a guest’s dog. Guests agree to indemnify and hold the Owner/Host harmless for all dog-related issues.
Violation of this clause may result in removal from the property without refund and charges for any related damages.
River Access Safety
Access to the river is at your own risk. There are no lifeguards and river conditions can change rapidly. By staying, you agree the Owner/Manager is not liable for injuries or damages related to river access or activities.

*No diving; rocks and drop-offs may be hidden.
*Life jackets strongly recommended and required for any watercraft.
*No river use during storms, high water, strong currents, or after dark.
