✢ No pets allowed without prior authorization and extra charge + deposit
✢ Smoking is not permitted inside the villa.
✢ In compliance with local laws, excessive noise is not allowed after 10:00 PM unless prior authorization is given.
✢ Only guests registered in the reservation are allowed access to the villa. Please register with us any external visit.
✢ No external personnel or suppliers are permitted (for security reasons).
✢ Regular cleaning is not included; it can be requested and scheduled at an additional cost.
✢ Bed linen and towel changes are also upon request, with an additional fee.
✢ Pool cleaning will be performed every 3 days.
✢ There is a 5th bedroom that belongs to the owner of the villa. It will remain locked during your stay and will not be occupied by anyone.

We kindly request your cooperation in avoiding littering in the surrounding areas. Respect the wildlife in their natural habitat. Conserve energy by turning off lights and using air conditioning judiciously. Ensure AC units are switched off when you leave the premises.
2. Construction Updates:
Evolving Tulum: Tulum is currently undergoing significant growth and transformation. Please take note: Construction in the vicinity may be in progress during your stay. Typical construction hours are from 9 am to 5 pm, Monday to Saturday. At times, these hours might extend from 8 am to 6 pm. Some phases of construction may involve noise. While we strive to make your stay memorable, construction-related circumstances are beyond our control.
3. Fauna Encounters:
Wildlife Abounds: Tulum is home to a diverse range of creatures, from sea turtles to jungle-dwelling species. These animals may pass through or seek new habitats due to ongoing changes and construction: Please do not harm any wildlife you encounter. Notify us if you come across any animals so we can safely return them to their natural environment. Additionally, to minimize wildlife interaction, it’s recommended to store food securely inside to prevent animals or insects from being tempted by it. This helps maintain a safe environment for both visitors and wildlife. Additionally, we strongly recommend keeping food in the fridge to avoid tempting these little friends, as we have no control over their persistent search for food.
4. Essential Services & Amenities:
Infrastructure Awareness: Tulum, though charming, is a small town with infrastructure not originally designed for high demand. Here’s what you need to know: Basic services like electricity, water, and the internet may experience disruptions. These interruptions may result from weather conditions or maintenance work. While beyond our control, we are committed to assisting you if such situations occur. Amenities Update: Occasionally, amenity issues may arise due to frequent guest use. Please be assured these situations are considered normal and not due to negligence. Our Concierge Team is ready to address and resolve any amenity-related concerns promptly.
5. Pool, Plunge Pool & Jacuzzi:
Pool Care: We diligently maintain our pools, but conditions may vary at check-in due to factors like weather, natural debris, and wildlife. Rest assured, we have a dedicated maintenance team to address any concerns.
6. Listing Pictures:
Property Updates: We may occasionally make last-minute changes due to previous guest damage. While our listing pictures may differ, rest assured that we are committed to maintaining high standards and providing a superb guest experience. Feel free to contact us with any pre-arrival questions or concerns.
7. Weather & Hurricanes:
Natural Occurrences: Quintana Roo is prone to hurricanes and heavy rains. We recommend comprehensive travel insurance to cover any cancellations related to these events or similar situations.
8. Navigating Tulum:
Growing Town: Tulum is rapidly evolving, and some streets may be challenging to locate or not fully paved. For example, zip codes can also be mixed, and streets with the same/very similar names or hard to find. Fear not: Our dedicated Concierge team will provide precise villa location details via an instant messaging app on your check-in date. Comprehensive check-in instructions will be given. 9. Humid Climate:
Tulum’s climate is characterized by high humidity, particularly during the wet season. Visitors should be prepared for muggy conditions and changes in house construction materials, such as Chuukum stucco, which naturally adapts to the humid environment. 10. Tulum Parties
Our town has become a worldwide focus for vacations. Tulum hosts many different types of guests, from families and friends to work-related trips and young people looking to have a good time. Parties are very common, especially during the holidays. Even though we prohibit them, we do not have control over external events. If loud music from external parties disturbs your sleep during your stay, we will do everything in our power to assist you. However, please be aware that this is beyond our control, and we cannot be held responsible
11. Concierge Services
Our specialized Concierge team will be happy to arrange any third-party services you may need before or during your stay, such as tours, transportation, chefs, yachts, spas, decorations, etc. While we can help coordinate these services, we are not responsible for any situations that may arise with these external providers. Should any concerns occur, we will assist in resolving them, but we cannot be held accountable for external situations. Please note that this does not affect your experience with the villa itself. Additionally, our Concierge service is available from 8 am to 10 pm and is not a 24/7 butler service per se. If an emergency arises outside these hours, please give them a call.
