This stunning 5-bedroom beachfront property consists of two separate villas located 50 meters apart: a 3-bedroom beachfront villa and a 2-bedroom garden-view house. Situated in the most exclusive and pristine area of Tulum Beach, the space is stylishly decorated and nestled among a beautiful grove of native palm trees, with an open porch overlooking a private beach area and a private cenote. It offers spectacular sea views and is the ideal place to enjoy privacy and breathtaking sunrises.

Important: The villa is located at kilometer 10 of the Hotel Zone, next to Gitano Beach Hotel and across from Uman Glamping.
Please note: The property runs primarily on solar power and uses a generator to supply electricity for the air conditioning in the bedrooms. As a result, the A/C units will be available for a maximum of 12 hours per day, typically during the night. During daytime hours, the house will continue to have regular electric power for appliances and lights, but air conditioning will not be available. If you plan to plug in any high-powered electrical devices, please consult the host in advance, as these may damage the solar energy system or affect other components like the water pump and A/C units.
This property includes two villas within the same complex:
The first villa has a large private bedroom with a full bathroom on the upper level, including a small living area and an open space to unwind at night. On the ground floor, there is a fully equipped kitchen, a small living area, and two bedroomsâone with an en-suite full bathroom and the other with access to a shared full bathroom. Youâll also find a beachfront porch with a cozy daybed and an outdoor dining areaâperfect for sunset dinners.
The second villa includes a private 1-bedroom unit with a full bathroom, its own kitchen with a dining table, and a small outdoor terrace to enjoy the surroundings. Thereâs an additional bedroom on the upper level with a full bathroom and a large terrace with partial sea viewsâperfect for relaxing with loved ones. Please note: the two bedrooms are not connected internally, and the upstairs bedroom has independent access.

We do our best to protect the environment and strive to maintain this property with sustainable practices whenever possible.
As such, air conditioning is only available during the night for 12 hours, powered by a generator. Regular electricity is available during the day for lights and appliances, but A/C units will remain off.
đ Important Rules
Absolutely no parties or gatherings are allowed. Outdoor loud music is strictly prohibited after 10:00 p.m. Any violation of this rule will make the tenant solely responsible for any legal fees, fines, and loss of income due to possible property closure.
đ˘ Nature & Unique Features
This property is one of the few in the area with direct access to a private cenote, stretching 800 meters long and 4â8 meters deep.
From April to November, you may witness one of natureâs most magical eventsâturtles nesting on the beach. We already have two nests on-site. If you see a turtle coming ashore, please do not use flashlights, do not smoke, and remain very quiet. Thank you!

The security deposit is processed on the day of arrival using a credit card. The amount is held by the bank during your stay and is automatically released within 24 hours after check-out.
