Perched high above the Smoky Mountains, Overlook Lodge is a striking modern escape where glass, light, and landscape meet in seamless harmony. With expansive decks on two levels, floor-to-ceiling windows framing panoramic ridgelines, and luxurious spaces designed for connection, this is a home that captures the very best of mountain living—elevated, effortless, and unforgettable.
Step inside the airy great room, where vaulted ceilings and towering windows invite the outdoors in. Gather around the sleek stone fireplace or sink into the plush seating for movie nights or morning coffee with a view. The chef’s kitchen is a showstopper, complete with high-end stainless steel appliances, a wine fridge, a spacious island with four bar stools, and a dining table for eight that brings everyone together over shared meals.
Outside, two expansive decks let you experience the Smokies from sunrise to starlight. On the upper deck, enjoy alfresco dining at a table for eight, grill on the BBQ, or settle into the lounge seating for golden-hour cocktails as the sky glows pink and gold. Downstairs, the lower-level deck transforms into a private mountain retreat, featuring a hot tub and plunge pool that overlook the endless horizon—a perfect spot to unwind after a day of exploring. Each bedroom has been designed as a serene retreat, with four king suites (three featuring ensuites) and a custom bunk room with two full-over-full bunks, sleeping up to sixteen guests. The primary suite elevates relaxation even further with a soaking tub, a luxurious ensuite bath, and direct access to breathtaking views.

Located along the Tennessee/North Carolina border and home to the country’s most visited national park, the Smokies provide over 800 miles of hiking trails, rivers, and a good chance at a black bear sighting. The ancient mountains invite you to connect with one of the oldest mountain ranges in the world and walk among century-old trees. Talk about a step back in time!

Home Truths:
- This home allows up to 2 pets for a fee; undisclosed pets brought without Property Manager’s approval may result in a $500 fine per pet.
- Please note: The private outdoor pool is available from mid-May through October.
- Please have a 4WD or AWD vehicle and carry chains only during heavy snowfall in the winter months. Driveways or roads leading to the property can be steep and will require these.
Parking Details:
- Driveway parking is available for up to four cars, with the garage unavailable for guest use.
All bookings over 30 days require a security deposit to be charged after booking.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at Property Manager than the health, safety, and experience of our guests & staff. We’ve enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
