Aqua Bio Retreat is set within a private 250-acre estate surrounded by over 1,500 olive trees and a beautiful 6-hectare artificial lake. It is a truly unique place where time seems to slow down and nature offers peace and beauty. Surrounded by gentle hills, cypress trees, olive groves, and old farmhouses, the property enjoys a spectacular view that stretches toward the distant silhouettes of medieval villages.
The house, spacious and full of light, combines authentic Tuscan charm with modern comfort. The ceilings feature chestnut wood beams, and the handmade terracotta floors create a warm and welcoming atmosphere. The home is arranged over two floors, connected internally by a spiral staircase and externally by a wide masonry staircase.
On the ground floor, the main entrance opens onto a shaded, flower-filled porch, furnished with armchairs and large terracotta pots. Inside, a small hallway leads to a fully equipped kitchen with a large dining table and a cozy sitting area with a sofa and fireplace. On the same level, there are two double bedrooms and a shared bathroom with shower.
Also on the ground floor, with independent outdoor access, there is a small single room (with a French bed) and an en suite bathroom. The house also includes a laundry room equipped with a washing machine, dryer, and a guest bathroom.
Upstairs, accessible both from inside and via the external staircase, you’ll find a spacious living area furnished with sofas, TV, a fireplace, and a wooden desk—an inviting space to relax, read, unwind in peace or doing smart working. From the kitchen, a French door opens to what is undoubtedly the heart of the home: the large covered patio, a true outdoor living area furnished with sofas, décor, and a generous wooden dining table. Here, a traditional wood-fired oven and a built-in barbecue provide the perfect setting for convivial dinners in every season.
The patio also connects the main house to an independent annex, featuring two bedrooms—one double and one twin—and a shared bathroom, offering extra space and privacy for families or groups of friends. The property has air conditioning via portable air condition units.

Perched on a hill overlooking the Val di Chiana, Cortona offers a picturesque setting that has inspired artists, writers, and travelers for centuries.
The town's origins date back to Etruscan times, and its ancient walls still stand as a testament to its storied past. Visitors can explore the Etruscan Academy Museum, which houses an impressive collection of artifacts from the Etruscan, Roman, and Egyptian civilizations. The Diocesan Museum is another cultural treasure, home to significant works of art, including the famous Annunciation by Fra Angelico.
Cortona's medieval architecture is a delight to explore, with narrow cobblestone streets leading to hidden squares and beautiful churches. The town's centerpiece is the Piazza della Repubblica, where the Palazzo Comunale (Town Hall) stands with its impressive clock tower. The Santa Margherita Sanctuary, perched at the highest point of the town, offers panoramic views of the surrounding countryside and Lake Trasimeno.
For those interested in literature and film, Cortona gained fame as the setting for the book and movie "Under the Tuscan Sun." Fans can visit locations featured in the story and experience the romantic allure that drew the author, Frances Mayes, to this enchanting town.
Cortona is also a haven for food lovers, offering a taste of authentic Tuscan cuisine. Local specialties include pici pasta, Chianina beef, and the prized white truffles that grow in the region. The town's weekly market is a great place to sample local cheeses, cured meats, and other regional products.
The surrounding countryside is dotted with vineyards and olive groves, making Cortona an excellent base for wine tasting tours and culinary excursions. The nearby wineries produce some of Tuscany's finest wines, including the renowned Vino Nobile di Montepulciano and Chianti.
Throughout the year, Cortona hosts a variety of events and festivals, such as the Cortona On The Move photography festival, the Cortona Mix Festival of music and art, and the Tuscan Sun Festival, which celebrates the region's culture, food, and wine.
In essence, Cortona is a treasure trove of history, art, and gastronomy, offering a quintessentially Tuscan experience that is both enriching and unforgettable.
