The resort-style pool and hot tub sit at its center, surrounded by plenty of space for lounging in the sun. A BBQ grill is ready for dinner outside, and the fire pit is where the day ends, under a clear, starry desert sky. -Living Area- The open floor plan and high ceilings give the living area a grand, airy feel, finished with high-end design throughout. It is an easy place for the group to gather after a day out, with the courtyard just steps away. -Kitchen and Dining- The fully stocked kitchen opens to the living space, so cooking stays part of the conversation. It has what you need for breakfasts at home and group dinners, and the BBQ grill in the courtyard brings meals outside. -Bedrooms and Bathrooms- Aria has three spacious bedrooms: two with king beds and one with a queen bed, plus a single bed in the living room. Each bedroom has high-end finishes, and the home has three full bathrooms and a half bath. -Surrounding Area- Aria is in Yucca Valley, about 8 minutes from Joshua Tree Village and 10 minutes from Pioneertown and Pappy and Harriet’s. La Copine and the Integratron are an easy drive, and Joshua Tree National Park is about 15 minutes away for hiking, climbing and sunsets among the boulders. Come back to the courtyard for a swim and a night by the fire. The entire house and property are yours to enjoy! A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed. -Pool Heating Fee- Should you wish to have the pool heated to 85 degrees, please notify us in advance of your arrival, as there will be a supplemental charge per day for this service due to high fuel costs in this area. If you’d like the pool heated for multiple days, we ask that days be consecutive to conserve energy, thank you! Pool heating is not usually necessary May through September. Please note that we will need at least 24 hours’ notice to heat the pool. ► $250 per day During the winter months, please be aware that colder outdoor temperatures may cause the pool to feel cooler than its maintained temperature of 85°F. We kindly ask that you ensure this temperature meets your comfort level before submitting a request, as refunds cannot be issued on this basis. -Hot Tub Heating- No fee to heat the hot tub! Please note that because the hot tub is an in-ground hot tub, it is not heated constantly in order to conserve energy. It will take around 30 minutes to heat to 104 degrees from ambient temperature. -Pool and Hot Tub Service- The pool and hot tub are serviced Mondays and Thursdays, approximately between 9am and 4pm. Please note that these times are estimates and may change slightly due to our technician’s busy schedule. He will not approach the house but will go directly through to the backyard. -Pet Policy- We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $1000. Please use the provided dog sheets before allowing your dogs on any furniture. Many services can come directly to the house, ensuring a seamless and unforgettable stay! -Wildlife & Safety- The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it’s important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert. -Security Camera- There are no security cameras at this property. -Pool and Hot Tub Heating Together- Only one of the pool or hot tub can heat at once. If you wish to use the hot tub while the pool is heating, the pool heating will turn off while the hot tub heats, and it will resume once the hot tub is turned back off. -Hot Tub Care- Please avoid using the hot tub immediately after it has been serviced, as chemical levels are higher than usual for a short time. Please rinse off oils and lotions before entering, keep the cover on when not in use, and no drinking in the hot tub, please. Any misuse may result in an additional maintenance charge. -Pre-Arrival Form- Prior to your stay, we require you to complete a pre-arrival form and sign and agree to our rental conditions. -Cats- We are unable to accommodate cats due to the owner’s severe allergy. We appreciate your understanding! -Check-in and Check-out- Check-in is after 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests must be made at least 24 hours in advance and are subject to availability and our cleaning schedule. -Late Check-out- Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter. -Check-out Tasks- Before you leave, please wash any dirty dishes or load and start the dishwasher, place used towels on the bathroom floor, leave used beds unmade, turn off all lights, check for personal items, and lock all doors and windows. No other cleaning or trash removal is required unless noted elsewhere in this listing. -Lost and Found- Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address. -Quiet Hours- Quiet hours are 10:00 PM to 7:00 AM. Please keep voices and music at a respectful level outdoors at all times, and turn off all music, including portable and vehicle audio, during quiet hours. Guests are responsible for any noise fines, and a minimum $1000 fine applies to any noise citation. -Smoking- Smoking of any kind, including cigarettes, cigars, vapes and cannabis, is not permitted inside the home. Outdoor smoking must be at least 20 feet from doors and windows, and all smoking materials must be fully put out and thrown away. Evidence of indoor smoking will result in smoke-removal charges and a $1000 fee. -Visitors- Only guests listed on the reservation may stay at or visit the property unless we approve it in advance, and the total number of people on the property may not exceed the listing’s maximum occupancy. Please message us before inviting any visitors. -Parking- Please park only in the driveway or other designated parking areas on the property. Street parking is not permitted and may result in fines. -Restricted Areas- Any locked closet, room or storage area on the property is reserved for rental supplies and is off limits to guests. Guests may be held responsible for damage or missing items if a locked area is entered. -Photoshoots and Events- Events, parties, weddings, photoshoots, filming and other commercial use of the property are not permitted without our written approval in advance. If you would like to use the home for a photoshoot or production, please message us before booking, as additional fees apply. Unauthorized commercial activity may result in a violation and production fee of up to $10,000 and termination of the reservation without refund. -Cell Service- Cell phone coverage in the area may be limited or unavailable depending on your carrier.
