There is a side RV space that it could be used for parkings once the other spaces are taken or if you have an RV. The gate access is usually locked, please reach out if you plan to park there. RULES: NO speakers, music can be played via cell phone or laptop, excessive noise or music is not allowed by Unincorporated Riverside Ordinance. QUIET HOURS after 10 PM (no music and minimal human noise). POOL|SPA: Pool: $100/daily fee to 84 degrees. (More heat is an additional fee). Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL. Spa remote is provided and operational is payment for heating is provided. Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment. **Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid end of May or beginning of June depending on outside temperature year to year. PET FRIENDLY We are pet friendly! Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no additional pet cleaning left behind $150 is refunded and $50 goes towards pet’s stay per pet. EARLY CHECK IN/LATE CHECK OUT- We do our best to accommodate early check in and late check out requests. It is a $75 fee, as this is our the cost to get extra cleaning staff to expedite the home properly or complete linen service offsite. *All requests must be submitted prior to 8:30pm, the evening before departure.* CHECKOUT DUTIES: If you could kindly start a load of pool towels and a load of white towels in the washing machines, put your trash in the trash bins outside and start the dishwasher. Thank you so much. CHILD TRAVEL ITEMS: Being a small family business, we love hosting and accommodating all of our guests, especially our younger ones! We do provide pack and plays and high chairs complimentary for our little guests with a 24 hour in advance notice. For any other items such as strollers, car seats, children toys or anything along those lines, we have partnered with a local vendor that can be of assistance. I and the Pool Area Users agree to abide with the rules of The pool ("Pool Rules"). I Understand that landlord, its Officials, directors, agents, employees, volunteers and Representatives (collectively, "landlord") retain the right To restrict access to the pool for the failure of any person to comply with the Pool rules. WARNING! THERE ARE OBVIOUS KNOWN DANGERS INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE: PHYSICAL INJURY, AND IN SOME CASES, DEATH. I. INDEMNIFICATION AND RELEASE OF LIABILITY In exchange for the landlord allowing me to voluntarily Utilize the pool, I understand and agree to: ASSUME AND ACCEPT ALL RISKS arising out of, Associated with or related to my and the Pool Area Users’ Use of the pool, even though such risks may have been Caused by the negligence of the Landlord; 2. BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR DAMAGE which I and the Pool Area Users may sustain while using the pool, even though such injury, damage, loss or death may have been caused by the negligence of the Landlord; INDEMNIFY AND HOLD HARMLESS Landlord from any And all claims, demands, actions, liability or costs, Including attorneys’ fees, which might arise out of my or The Pool Area Users’ use of the pool, even though such Claims, demands, actions and costs may have been Caused by the negligence of the Landlord. a) has the effect of releasing, discharging, waiving, and forever relinquishing any and all actions or causes of action that I may have or have had, whether past, present or future, whether known or unknown, and, whether anticipated or unanticipated by me, arising out of my or the Pool Users’ use of the pool; b) constitutes a complete release, discharge and waiver of any and all actions or causes of action against Landlord; c) applies to personal injury, property damage, or wrongful death which I and the Pool Area Users may suffer, even if caused by the negligent acts or omissions of others; d) is an affirmative representation that I am assuming full responsibility for any and all risk of death or or personal injury or property damage suffered by me and the Pool Users while utilizing the pool; and e) is binding on me, my spouse, my heirs, my personal representatives, my assigns, my children and any Guardian ad litem for said children. I. ACKNOWLEDGEMENT I acknowledge that by using the pool I have read this Waiver & Release and that I understand the words and language in it. I further understand that this waiver & Release is intended to be broad and inclusive and Governed by the laws of the state of California, and i agree that if any portion is held invalid, the remainder of the Waiver & Release will continue in full legal force and effect. I further agree that the venue for any legal proceedings shall be in the county of Los Angeles, State of California. I have read and fully understand the above important information, the potential dangers incidental to using the pool, the warning of risks, assumption of risk and Waiver & Release of all claims, and I voluntarily choose to use the Pool and any other amenities in the property.
