This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your OTA deposit may be used to cover associated removal and damages.

This is a peaceful residential area. Please respect quiet hours from 10PM onwards.
*No Smoking Indoors: £1000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via OTA to cover deep cleaning and damage.
*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.
*Stays over 10 nights
Stays over 10 nights require additional housekeeping for an extra fee of £110. If unpaid, the booking will be reduced to a maximum of 10 nights.
*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.
*Check-In/Out Policy
Early check-in: £20/half hour before stated time (if not pre-approved)
Late check-out (after 10AM): £20/half hour
*Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £250–£500 (depending on property size), OR
A non-refundable damage waiver of £50–£150 (depending on length of stay)

Pets are allowed subject to a £100 fee per pet per stay.
We allow up to 2 dogs upon request, sadly we do not accept cats.
