The second-floor balcony includes a dining area, BBQ, and sweeping ocean views, while the third-floor balcony offers additional seating and a cozy fireplace for elevated coastal relaxation. The adjacent dining area includes seating for six and sits just off the kitchen, while a sliding glass door opens to an oceanfront balcony, bringing in coastal breezes and uninterrupted views. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances. A generous kitchen island provides barstool seating for three, creating a casual gathering space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. Laundry: A washer and dryer are located on the second floor, a complimentary starter set of laundry essentials is provided. Parking: This home includes one garage parking space and an additional covered carport space. There is also general neighborhood street parking, metered, unmetered, and pay-station. YOUR STAY: Guests will have private and exclusive access to the entire residence. This includes all interior spaces as well as the oceanfront patio and multiple balconies. We will not be present at the property during your stay unless assistance is requested. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, plus Pack n Play portable cribs, portable high chairs, jogger strollers, and much more. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
