OVERVIEW
A 415m2 luxurious villa on the top of a slightly sloping hill at Neos Voutzas (Marathon-Nea Makri) 24 km from Athens-Acropolis, overlooking the beautiful Evia Bay in the Aegean Sea, and the neighboring island of Evia, while surrounded by open fields (more useful distances below). The sea view from all indoor and outdoor spaces is unobstructed and breathtaking. No noises from the rarely used road or the neighboring villas disturb the magical experience.
VILLA DESCRIPTION
The villa, designed by a well-known Greek architect, equally balances luxury and functionality, and is subtly integrated with the natural setting by extensive use of natural materials. It has an air of openness and lightness, where one can relax far away from the stresses of urban life, while being close enough to all holiday and tourist attractions. The northeast and northwest winds, common in Greece during summer, have a cooling effect, even on days with high temperatures.
The entrance level is an open space and consists of a living room with a fireplace, a family room, a dining room, an open plan eat-in kitchen and a WC. The kitchen is fully equipped and opens to an outdoor sitting and dining area. The living and the family rooms open to a separate shaded outdoor sitting and dining area. Both outdoor areas are enclosed by stone walls and provide stunning views of the sea.
On the lower level there are two bedrooms, one with a double bed and one with a twin bed, an open space office that could also be used as a playroom, and a bathroom with shower.
On the 1st floor there is a master bedroom with a king size bed, a separate dressing room and a bathroom with shower, a bedroom with two twin beds and walking closet, an office room, and a bathroom complete with shower. Both bedrooms open up to a balcony providing a stunning view of the sea.
On the 2nd floor there is a 45m2 open space bedroom and a bathroom complete with shower. The bedroom has a double bed and a sofa. It opens up to a balcony providing equally stunning sea view.
A 28m2 swimming pool, surrounded by a garden and an outdoor seating area, is located in front of the living and the family rooms.
An elevator serves the villa from the lower floor up to the 1st level. The entrance level, 1st and 2nd floors are fully A/C equipped.
The villa is strategically located for those who wish to be close to the sea, the Zoumperi - Nea Makri - Marathon beaches, day cafes, restaurants, taverns and the night life, but to also be far enough from the crowd and the disturbance, enjoying a magnificent sea view and relaxing holidays.
It is an ideal destination for families or a group of friends wishing to combine mountain and coastal activities such as swimming, water sports, sailing, fishing, horse riding, cycling, hiking and more.
It offers the opportunity to organize visits to several archaeological sites and museums and explore the famous areas and antiquities of Athens and Marathon.
It also offers the opportunity, through the port of Rafina, to organize even daily excursions to the Cyclades islands.

All the coastline of Marathon offers unique sandy beaches, or more primitive rocky ones.
Schinias, and Zoumperi are among the top-rated beaches of Athens. You can choose your own tree in front of the sandy beach, or you can choose an organized part of the beach, you can have ouzo and a snack in a beach taverna, or you can go for surfing, take surfing lessons, water ski, wakeboard, sailing, scuba diving, play beach volley etc.…..
In the birthplace of Marathon run, you can enjoy jogging at the beach, or in the pine forest across the beach!
In Nea Makri (closest village) and on most of the beaches also, there are a lot of day cafes, restaurants, tavernas, bars and pleasant night life!
ARCHEOLOGY
The Acropolis and all major ancient sites of Athens are located in the center of the city at a distance of 24 km (14 mi) from the villa.
Marathon, where the ancient battle took place is virtually in the area where the villa is located.
The battle fields, the camps, the tomb, the start of the Marathon Run, are all gathered at a range of around 14km (8mi) from the villa.
Cape Sounion / Poseidon Temple is a day-excursion from the villa with sunset over the Aegean Sea, as viewed from the ruins, a sought-after spectacle, 60 km (37 mi) from the villa.
Corinth, Argos, Mycenae, Nafplion and Delphi all these ancient Greek sites have tremendous archaeological interest and are in distances of 110 – 200 km (68 - 124 mi) from the villa.
