Exclusive villa with swimming pool suitable for 8 people in 4 double bedrooms and 3 bathrooms, spacious living room with dining area, kitchen, open space lounge with sofas, decorative fireplace and, outdoors, large fully fenced garden with dining table, sitting area, wood-burning oven, portable barbecue. The villa is equipped with air conditioning in the bedrooms, heating, satellite TV, wi-fi internet connection, 1 baby bed, 1 high chair and private parking.
Outdoors and Swimming pool
Nestled at the foot of the Lucca hills, in a residential area, the villa is immersed in the greenery of the Tuscan countryside. Around the house there is a fascinating park of approximately 15,000 m2, well-kept, with terracotta vases, flowers, bushes and majestic pine trees, completely fenced with natural hedges and wire mesh. In front of the villa there is a table for outdoor dinners, an outdoor sitting area, a large parasol and, near the old barn (where the owner lives), a portable barbecue and a wood-burning oven to be used only in the owner’s presence. In a lateral and slightly elevated position, there is the rectangular swimming pool (01/06-30/09), measuring 6x12 with a depth varying from 1 to 2.2 metres. The pool area is very spacious and equipped with 8 sun loungers, 1 double outdoor canopy lounger with parasol, 4 umbrellas, solar outdoor shower with hot water, 1 bar table with stools for aperitifs at sunset. All around the house, in the property’s park, it is possible to take beautiful walks and stop at the 60 sq.mt. pond for a moment of relaxation in contact with nature, or enjoying lunch in the equipped area with large table and chairs in the shade of the pines. All outdoor areas are well maintained and cared for. Two automatic gates lead to the property with internal parking.
Interiors
The villa (340mq) has been recently restored with conservative interventions respecting the traditional Lucca architecture, but it has also been embellished with high quality finishes ensuring maximum comfort and functionality. All electrical and water systems have been recently installed. The ground floor opens onto a large living room with a refined wooden table and TV, an open space lounge with sofas, satellite TV and decorative fireplace; from the living room you access a large professional kitchen with central island and decorative fireplace, a bathroom with shower (without bidet). From the living room, through an internal staircase, you reach the first floor where we find a master bedroom with balcony overlooking the park, air conditioning, satellite TV, a large private bathroom with tub, shower and two sinks, 3 double bedrooms with air conditioning, 1 bathroom with tub. Attached to the villa, divided only by flower pots, is the entrance of the stone barn, where the property owner lives, always available for any request. Here, in a separate room, is the laundry room with washing machine, sink, ironing board and iron.
Location
The villa is located in the residential area of the municipality of Porcari, important crossroads between the Via Francigena and the Via Cassia. An area rich in woods, which boasts the production of Italian excellences, including Lucca DOP extra virgin olive oil and Colline Lucchesi DOP wine. The price includes the supply of bathroom, bed and kitchen linen (with weekly change), the final cleaning, water, gas, heating, electricity (but not air conditioning), wi-fi internet connection, high chair and baby bed.
Upon request, to be paid on site, domestic help, possibility of baby-sitter, chef and to organize cooking courses.
Important Information
The pool is open from the 1st of June to the 30th of September. Only one small pet is allowed. The owner, always available for any request, lives in the stone barn attached to the villa with its independent entrance, divided only by flower pots.

We are in the heart of the Lucchesia, between Porcari and Capannori, in an area rich in evidence of the past. On a bicycle you can visit Lucca along the neoclassical aqueduct, admiring the splendid landscapes and secret corners of this area of Tuscany. During the route it is possible to visit the Villa Reale di Marlia, a wonderful Renaissance residence with a park boasting hectares of gardens from different eras, the two sumptuous Villa Mansi and Villa Torrigiani, surrounded by olive groves mixed with fruit trees, vineyards and cypresses or ancient churches. Another itinerary to travel by bicycle is that of the Via Francigena, one of the most important European historical routes.
