The Neighborhood

The house is located in Carina, which is a part of the 4152 postcode. East of Brisbane CBD by 5km geographically. Only a short 250-metre stroll down to the corner shop complex where you can buy groceries from MegaFresh SPAR, fresh baked goods from the bakery and a host of other shops including a bottle shop. A picturesque neighbourhood only a stone’s throw from all that Brisbane has to offer.

Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

  • - Quiet hours from 9pm, please respect our neighbours
  • - We ask that you respect the property and treat it as if it was your own
  • - No loud noises / no parties / no gatherings / no events of any kind / No smoking
  • - Quiet hours are between 9pm - 7am
  • - No bookings for other people (booking person must be staying in the apartment except for corporate travellers -may need to confirm company details)
  • - Person making the reservation must be over 25 years old (at the time of booking)
  • - Please note same-day reservations booked after 5pm are subject to Host approval
  • - This is a quiet neighbourhood. Be mindful of your neighbours and keep noise to a minimum after 9PM
  • - The only guests allowed to be on the premises are the guests who have been registered with the Host upon booking
  • - Upon departure, please follow our check-out instructions and leave everything as found
  • - If any smoking, events, gatherings or parties are proven to have taken place, the Guest will be liable for ALL costs the Host incurred or will incur for bringing the property back to its original condition.
  • - By placing the booking, Guest agrees to pay any and all fees detailed below, should any misconduct be identified for not adhering to the house rules and any other rules the Host set out for the property.
  • --- Security Call-outs: call out fee from our security $300/callout. Guest is responsible for paying all callout fees the Host incurred from the guest's stay.
  • - Available beds for guest use will depend on the number of people registered on the booking (bedrooms might be locked off if booking is for less than the standard occupancy). If additional bedding is required, guests will need to notify Host at least 48 hours in advance and may include extra charges. If beds / bedrooms are used unauthorized a $100 per bed extra charge will be applied to the booking.
  • - PETS: a pet fee of $33 per animal per night (max. 2 pets per booking) will be charged separately to the reservation total. Pets will need to be approved and questions answered about the pet prior to check-in. If you are bringing a pet please note the bond will be raised to $1000. Guest must clean up after their pets or an extra cleaning fee of $150 will be charged. No pets are allowed on furniture and beds. Guest is liable for any additional costs the Host incurred for not adhering to these rules.
  • - SMOKING: This is a non-smoking residence. Any violation of the smoking policy will incur a $600 additional "Smoke Damage" Cleaning Fee to remove smoke odours from the property, furniture and linens.
  • - Listing must be left in a good cleanliness condition and furniture put back to original position otherwise an extra fee will apply.
  • - Only guests registered on the booking are allowed on the property. Charges for guests not authorised is $100 per guest per night and possibility for eviction.
  • - Early check-in and late check-out is subject to availability and need to be confirmed by Host prior. A $50 rolling extra charge per every 30-minute-started will apply for delaying cleaners.
  • NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond and any other charges the Host incurred from Guest misconduct. Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds misconduct and/or additional unauthorised guests on the property, then the owner/host has the right for immediate eviction and the Guest will forfeit the entire bond and any additional charges resulting from the misconduct.
  • - SOUND MONITORING: Please note there may be sound monitoring devices on the property. These devices do not have any audio and video recording capabilities and are only activated by abrupt loud noises. These devices are not to be touched or tampered with at any point in time.
  • We do not wish to offend our holiday guests, as most guests respect the properties in which they are staying, however we need to advise everyone of extra charges applicable in such circumstances.
