Mexican Boutique Villa with Tennis Court and Pool

This luxurious 14-bedroom beachfront villa is located on the shores of Fatima Bay in Puerto Aventuras, Mexico. Offering panoramic views of the Caribbean Sea, the villa is fully staffed and equipped with upscale amenities including a gourmet chef, concierge, butler service, and daily housekeeping. Ideal for families, groups, retreats, weddings, and events, this expansive estate provides an unforgettable setting with elegant Mexican architecture, vibrant décor, and generous indoor and outdoor living spaces. Spanning 14,000 square feet, the villa is a stunning example of Mexican colonial design infused with authentic flair. The interiors are adorned with traditional furniture, bold colors, and modern comforts. The centerpiece is an open courtyard, while the living room opens to a large terrace overlooking the heated 39-foot beachfront infinity pool. Guests can enjoy an entertainment room, video games, ping pong, high-resolution televisions, and indoor/outdoor dining areas. Landscaped gardens and large shaded patios offer a true Caribbean ambiance. Outdoors, the villa includes a full-size private tennis court, kayaks, paddle boards, sun loungers, umbrellas, a gas barbecue grill, and outdoor speakers. With the beach just steps away, guests can swim, kayak, snorkel, or relax by the turquoise waters in complete seclusion. Guests have exclusive access to the entire property, including all 14 suites, the beachfront heated pool, private tennis court, entertainment areas, full kitchen, and multiple dining and lounge spaces. Staff services include a professional chef for breakfast, lunch, snacks, and dinner (meals and beverages are additional), a butler/bartender (with optional extended hours for an extra fee), and concierge. Daily housekeeping and groundskeeping are included. Transportation can be arranged at an additional cost, including airport transfers and local excursions. A round-trip group airport transfer is included for guests staying during the holiday season (Christmas and New Year), provided all guests arrive and depart at the same time. Puerto Aventuras is a walkable, secure community, though car or shuttle service may be preferred for excursions. Only in-house chefs are permitted to cook on the property. Gourmet Chef Services are available daily and are required if guests wish to have prepared meals (food and beverages are additional). Butler services after 9 pm incur an extra charge. Rates are based on two guests per room, with an extra charge of $80 USD plus taxes per additional person per night. A non-refundable damage waiver of $300 per stay applies. Music is permitted only until 11 pm per local bylaws. Weddings and events are welcome. When combined with adjacent properties, the estate can host up to 250 guests and provide accommodation for 90.
