PRIVATE PROPERTY (lease only) - Villa Emilianna is an elegant villa with air conditioning and a private swimming pool, located in the first hills of Fano; fenced garden and dependence with four beds.
The main strength of the main villa is the veranda, overlooking the surrounding greenery, while on the first floor there are four double bedrooms and a study with a double sofa bed.
Villa Emilianna is an elegant villa with air conditioning and a private pool, located in the first hills of Fano. The privileged position offers a splendid view that ranges from the surrounding countryside to the sea. The ancient farmhouse, completely renovated, has been transformed into a refined country residence that can accommodate up to ten people. The interiors are characterised by classic finishes and exposed beam ceilings. The strong point of the main villa is the veranda: an excellent spot to relax and enjoy the greenery surrounding the structure.
The annex, positioned in front of the main house, offers four additional beds and a charming additional living area.
The villa develops over two levels connected by an internal staircase.
Ground Floor: Entrance, living room with fireplace, dining area, fully equipped kitchen, laundry and service bathroom.
First Floor: Four double bedrooms (two with en-suite shower bathroom), a bathroom with bath and shower, a shower bathroom and a study with a double sofa bed.
Dependance: Kitchen-living room, double bed, two single beds and a shower bathroom. The kitchen-living room areas and sleeping areas are divided by sliding curtains.
The garden, completely fenced, is an oasis of tranquillity, enriched by relaxation areas, outdoor furnishings and a panoramic swimming pool. A barbecue area and several furnished terraces offer ideal spaces for outdoor dinners and leisure moments.
The swimming pool, accessible from different points of the garden, offers a panoramic view of the surrounding hills.
Predominantly rectangular in shape, with dimensions 15 x 8 m and variable depth from 1.40m to 2.40m, lined with beige PVC and equipped with a Roman staircase, brick solarium with sunbeds and umbrellas.
Internal and external lighting, open from the last Saturday of April to the first Saturday of October.
