La Pizzichina is a restored farmhouse nestled in the tranquil hills near Todi, Umbria. Dating back to the 1200s, the villa retains its historic charm while offering modern comforts. Surrounded by olive trees, tall cypresses, and vibrant gardens, it provides a serene retreat for families or groups. The property features a unique blend of rustic and elegant design elements, including wood-beamed ceilings, terracotta floors, and stone walls. The property extends over a total surface area of about 370 sqm, on three floors connected by internal brick stairs. GROUND FLOOR - Open-plan living and dining area with French windows opening to the garden; fully equipped kitchen with access to the outdoor laundry room and to a portico for outdoor dining; bathroom with shower; cellar with table football. FIRST FLOOR - Twin bedroom and double bedroom sharing a bathroom with shower; Double bedroom with en-suite bathroom with shower; living room with ornamental fireplace and piano; study with tv corner. SECOND FLOOR - Two double bedrooms (one with a 1.40 m wide bed and the other with a 1.50 m wide bed) sharing a mansard-roofed bathroom with tub and shower. Air condition in the bedrooms.

The villa’s 2-hectare garden is fully fenced and surrounded by woods and cultivated fields, offering absolute privacy. The lush green space is adorned with cypresses, lime trees, palms, and olive trees. A pergola near the living room provides a perfect spot for relaxation, while the portico near the kitchen is equipped for outdoor dining with a table, chairs, a barbecue, and a wood-burning oven. Several shaded areas throughout the garden create inviting spaces for reading or unwinding.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens’ grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is located 20 m from the villa on a lower terrace, accessed via a flight of 55 stone and wooden steps. Rectangular shape; dimensions 12 x 4 m with depth ranging from 1.2 to 2.2 m; pvc lining with chlorine purification; metal ladder for access; terracotta pool terrace equipped with sunbeds, pergola, large umbrella, and hot-water shower; open from the last Saturday in April to the first Saturday in October.
