This 5-bedroom villa is set in a peaceful garden location in Mae Nam, close to Koh Samui’s north-coast beaches and championship golf courses. The open-plan living, dining, and kitchen area opens onto a private terrace and pool, creating a relaxed indoor–outdoor space for meals and evenings together. Every bedroom is fully air-conditioned with premium hotel-quality bedding and personal storage. The kitchen is fully equipped for self-catering, and the terrace has outdoor dining and lounge seating overlooking the pool. Guests have exclusive use of the entire villa: all bedrooms, bathrooms, the full kitchen, living and dining areas, the private pool, terrace, and parking. Electricity is charged separately at THB 8 per kWh, based on meter readings taken at check-in and check-out. Water, high-speed Wi-Fi, and IPTV entertainment are included in your stay. A refundable cash security deposit is collected on arrival and returned at check-out after the final inspection and settlement of the electricity meter, provided there is no loss or damage. Koh Samui is served by the Provincial Electricity Authority (PEA) and a local water supply, both of which occasionally experience short interruptions. PEA announces scheduled maintenance cuts a day or two in advance — these typically last a few hours during daytime. Unplanned outages can also happen during heavy rain or storms, and water pressure or hot water may briefly drop during these events. We always pass on advance notice for any scheduled cut we are aware of, and our on-island team responds as fast as possible to anything unplanned. This is a normal part of island life in Thailand and rarely disrupts a stay, but we want you to travel informed. For safety, the property has exterior cameras only, covering the driveway and parking area. There are no cameras inside the villa or on the pool terrace.
