THE BASICS: The layout of this home is perfect for one or two families or a group of friends that like their privacy! Walkable to the beach and with all the comforts of home, you can relax right into vacation mode! The second floor includes the living area, kitchen, primary bedroom with King Bed, second bedroom (with 2 twin beds) and 2 full bathrooms, plus a back patio area with fire pit and dining area and stairs that lead down to the pool enclosure. The downstairs floor has 2 Queen bedrooms and a full bathroom, with slider door access directly out on to the back patio with the pool and hot tub. There is a 2 car garage with beach gear and a 2 car driveway. Linens and towels are included.
THE LAYOUT: This home has a solid 4/3 layout:
Primary Bedroom: On 2nd Floor with King bed and an en suite bathroom. The bathroom has a walk in shower and jacuzzi tub.
Guest Bedroom 1: On 2nd Floor with 2 twin beds.
Guest Bedroom 2: On 1st Floor with a queen bed.
Guest Bedroom 3: On 1st Floor with a queen bed.
Guest Bathroom 1: On 2nd floor with shower/tub combo.
Guest Bathroom 2: On 1st floor with shower/tub combo.
THE DOCK AND PROPERTY: Enjoy a personal dedicated dock for your family to park their boat, jet ski’s, or rent fishing poles and catch dinner! There are two outdoor seating areas, one upstairs and one downstairs. There is a propane fire pit and propane BBQ included for your use. The indoor fireplace is strictly decorative.
FAMILY FEATURES: This home has family friendly features, like 3 bathtubs, a pack n play, and a baby gate at the top of the indoor stairs. There are kid-friendly books and board games provided, as well as pool floaties and some beach gear!
FOR THE BIG KIDS: For the adults, enjoy the wine cooler in the kitchen to perfectly prepare your wine for enjoyment after a long day at the beach, then slip into the hot tub to wind down :). Cook up dinner for everyone on the propane grill!
TO THE BEACH: The neighborhood beach access can be walked to within 10-12 minutes. You do have to cross over A1A but there is a street crosswalk for safety but there is now a traffic stoplight for safe pedestrian crossing. It is a 3 minute drive to the drive-on beach access at Mary Street.
DOWNTOWN ACCESS: ALL of this, AND you are just a 20 minute drive from all of downtown St. Augustine’s offerings, like The Lighthouse, Alligator Farm, Ice Plant, Castillo de San Marco, Ripley’s Believe It or Not, the Pirate Museum, Colonial Quarter, various ghost, food and drinking tours, Flagler College, The Lightner Museum, St. George Street, shopping, food and fun!

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.
You will have access to the entire home. Please make yourself at home!

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.

Jacuzzi attached to the pool is not heated. The unattached hot tub is heated at 99 degrees.
Please remember that you’re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
The home has 2 outdoor cameras. 1 is positioned outside the front door and views the street and driveway. 1 is positioned outside on the back pool patio, with a view of the back deck. These cameras are not actively monitored but are recording to ensure the safety and security of the home and the guests.
LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
