Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- ABSOLUTELY no parties or large gatherings.
- The building is a quiet, residential, apartment block and guests are required to refrain from making noise after 10 pm.
- ✅ CANCELLATIONS AND DATE CHANGES
- • Please only book when you are sure of your dates as we do not offer any flexibility with date changes for any reason. Booking is at your own risk should there be any travel restrictions or other events (both personal and public) that may affect your stay dates.
- • Please note that the host will not be responsible for refunding any money due to unfortunate events that affect the number of nights you stay under any circumstances.
- •You are advised to take out adequate travel insurance to cover any unfortunate events on your trip.
- ✅ LIABILITY
- • Your belongings are not covered by insurance if damaged, lost, stolen or destroyed.
- • The host accepts no responsibility or liability for damage or injury in any way that you or any member of your party may suffer in connection with the accommodation.
- • No parties or events. We're very serious about this. There are families and elderly neighbours and if there is excessive noise, police are called and it becomes a whole expensive ordeal for the party host so please don't book this place if you want to have a party. Party in the bars and come home quietly.

- • Your introductory message must be truthful.
- • The maximum number of guests allowed in and at the house is your reservation guest count ONLY.
- • You are responsible for your safety (and the safety of any other person present at the accommodation) during your stay.
- • Respect possessions and property as if they were your own.
- ⏰ CHECK-IN & CHECK-OUT
- - Check-in: Must follow the check-in standard time.
- - Checkout: Must follow the checkout standard time.
- - Guest will meet host/co-host to collect the keys.
- - Please note that check-in time is a guide and it can change, our cleaners sometimes face issues outside of their control which can delay their finish time.
- ⚠️ DURING YOUR STAY POLICIES SO YOU CAN ENJOY A CLEAN & RELAXING HOME.
- • Strictly no smoking is allowed inside the apartment. You must go outside on the street.
- • It is Australian law that whenever a fire inspection is on, we must allow the inspectors access. This happens twice a year in the morning on a random weekday. All guests must accept this as a possibility.
- 🚨 • If the smoke alarm is activated by the guest by any means other than a bonafide emergency, the fire brigade will be automatically advised and will attend to the building. There is a fee of $1,688.00 from NSW Fire Brigades for each fire truck that attends the property. This fee will be payable by the guest should it be a false alarm.
- There is a FIRE EXTINGUISHER and FIRE BLANKET, located in the drawer under the sink in the kitchen.
- • Please be mindful of air conditioning, turn it off when leaving the apartment and only use it when sliding doors are shut.
- ⚠️ PARTY, NOISE AND ANY VIOLATIONS
- • NO PARTIES or external visitors except for confirmed guests. Please don't be noisy after 10 pm.
- • Guests must follow Australian apartment building laws: be silent after 10 pm.
- • Excessive noise or violations of any of the terms of this agreement will be grounds for immediate termination of occupancy.
- 🔑 DAMAGES, LOST KEYS, AND LOCKBOX
- • If you notice any damage to the apartment that could be caused by previous guests, please take a photo of it from 3 different distances and send it to us through Property Manager.
- • You accept responsibility for any damages caused during your stay.
- • If you accidentally break anything in the apartment during your stay, please let us know as soon as possible.
- • If you lose a keycard, the host will arrange a with the real estate a new key to replace it at your expense which will equate to more than $100 AUD (one hundred AUD).
- ✅ IMPORTANT
- • Failure to obey/follow house rules will result in immediate booking cancellation and eviction.
- ✅ LASTLY
- • As per Property Manager’s ‘Terms of Service’, unless reported at the start of a guest stay, the most recent guest will be held responsible for any breakages and/or damage to the property and its contents.
- • During your stay in my listing I require that you are aware of and agree to abide by the NSW Government's Code of Conduct for the Short-term Rental Accommodation Industry. In abiding with the Code of Conduct, you also agree to:
- - Treat my neighbours with respect by keeping noise to a minimum and within acceptable levels.
- - Not host parties or events that would disrupt the peace and comfort of my home or neighbours, and follow my House Rules.
- - If complaints are received, guests may be issued on-the-spot fines of $550 or more and banned for five years.
