DINING AREAS: The dining table seats up to 6 people and is ideal for a sit-down meal in the evening with family and friends. KITCHEN/COOKING FACILITIES: The large family kitchen is equipped with all the essentials needed to cook an array of meals whilst away in the countryside. There is an electric hob, fridge freezer, dishwasher, Coffee machine, microwave, toaster, washing machine & dryer. The farmhouse-style kitchen also benefits from a kitchen table with 4 chairs. BATHROOMS/TOILETS: There are 2 bathrooms at the cottage. The first is a full family bathroom with a bath and overhead shower. The second is an en-suite bathroom located off the master bedroom with a walk-in shower, WC, and plenty of storage. There is also a WC located downstairs. PARKING: The barn benefits from FREE parking on the private driveway with parking for more than 2 cars. All Property Manager Holiday lets benefit from enhanced cleaning with spacious living areas and fully equipped kitchens. Not only this, we offer a clean workspace and free Wi-Fi for your entire stay. So if you are travelling and need to do business whilst staying with us. We have the perfect environment for you. We operate on self-check-in/out so you can come and go as you please. The best way to get around is by foot or by car. The cottage is in the middle of the countryside so if you are looking to go further afield on a day trip then a car is the perfect transport. Alternatively, you can explore the beautiful surroundings on foot. HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING *No Parties or Events Allowed This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Property Manager deposit may be used to cover associated removal and damages. *Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards. *No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Property Manager to cover deep cleaning and damage. *Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. *Stays Over 10 Nights Additional housekeeping is required for an extra fee. *Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport. *Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour *Security Deposit OR Damage Waiver We require either: A refundable security deposit of £250–£500 (depending on property size), OR A non-refundable damage waiver of £50–£150 (depending on length of stay) *Pet Restrictions Pets are allowed to stay for a standard fee of £100 per pet per stay. Maximum of 2 dogs OR 1 cat.
