Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- Hello and welcome! We want to ensure your visit is as comfortable and enjoyable as possible. Please take a moment to review these house rules as they contain essential information to make the most of your stay.
- HOUSE RULES
- 1. No Parties or Unauthorized Events: Parties and unauthorized events are strictly prohibited.
- 2. No Smoking or Vaping: Smoking or vaping of any substances inside the home, including tobacco products and cannabis/marijuana, is not allowed. Violations will result in a minimum fine of $500.
- 3. Transaction & Cancellation Fees: When booking through our website or VRBO, a non-refundable payment processing fee of 4% of the total booking amount will be charged by our payment processor, Stripe. This fee covers online credit card transaction costs and will be included in the total booking cost. Please review Stripe's terms for more details. Additionally, all cancellations will incur a 4% cancellation fee to cover processing costs, not for profit. By completing your booking, you acknowledge and accept these fees.
- 4. Registered Guests Only: All overnight guests must be approved in advance through the booking process and paid for at least 24 hours before check-in. Unauthorized guests will be denied entry, and no refunds will be issued for noncompliance. Additionally, unregistered guests may incur a fine of $100 per guest, per night.
- 5. Noise and Quiet Hours: To maintain a peaceful environment, please keep noise to a minimum inside the home and on the property, especially during quiet hours from 10 PM to 6 AM, or as specified by local ordinances. Thank you for your cooperation.
- 6. Respectful Behavior: Please treat the home, neighbors, and neighborhood with respect at all times.
- 7. No Third-Party Bookings: Property information will only be provided to the account holder of the reservation. Third-party bookings are prohibited.
- 8. Pet Policy: Pets are not allowed unless explicitly permitted in the listing. If allowed, pets must be registered in the reservation at the time of booking; failure to do so will incur a $300 fine per pet. For the comfort and cleanliness of all guests, pets are not permitted on beds or furniture, and guests must clean up after their pets, including disposing of waste.
- 9. Check-Out Time & Unauthorized Late Checkouts: Guests are expected to adhere to their booked check-out time. A 15-minute courtesy window is allowed after check-out time. Following that, a $50 charge will apply, plus an additional $50 for every half-hour after to cover cleaning disruptions and inconvenience to incoming guests. To avoid these fees, please request and obtain host approval for a late checkout in advance.
- 10. Cleaning Fees: Excessively dirty homes may incur additional cleaning fees ranging from $200 to $400, excluding any damages.
- 11. No Shoes on Carpeted Areas.
- 12. Reporting Damages: Report lost or damaged items immediately to your host.
- 13. Liability: The owners are not responsible for accidents, injuries, or illnesses that occur on the premises or its grounds.
- 14. Personal Belongings: The hosts and homeowners are not responsible for the loss of personal items or valuables of the guest.
- 15. Local Guests: If you are booking a property within 30 miles of your residence, please contact us directly before booking, providing a reason for your reservation. This is to prevent disruptive parties and unauthorized events.
- 16. Host/Owner Cancellation: Property Manager LLC or the property owner reserves the right to cancel reservations at any time. In such cases, guests will be notified immediately, and all payments will be refunded in full (minus the 4% credit card processing fee). In the event of a cancellation initiated by the host or owner, Property Manager LLC will make reasonable efforts to find alternative accommodations for the guest.
- 17. Limitation of Liability: Property Manager LLC and its owners will not be held liable for any losses or damages incurred by the guest due to a cancellation other than the return of all payments made by the guest.
- 18. Violation Consequences: Violations of these rules may result in immediate termination of the reservation without a refund.
- 19. Assumption of Risk: By accepting this reservation, guests assume the risk of any harm arising from their use of the premises.
- 20. Guests will give permission to the property manager to use a third-party to screen identity and check criminal databases to confirm reservations made outside of Airbnb. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
