The villa is arranged across three floors. On the main level, a large open-concept living area includes a comfortable lounge, a fully equipped kitchen with a central island, and a dining space that opens onto a covered veranda, ideal for outdoor meals. This floor also houses a double bedroom with an ensuite shower, a guest bathroom, and a laundry room with washer and dryer.
Upstairs, four more bedrooms offer ensuite bathrooms, air conditioning, and traditional finishes. One bedroom has twin beds and a bathtub. Another is a double room with a bathtub and space for an extra single bed. A third offers a double bed with a bathtub and room for two extra single beds. The fourth is a double bedroom with an ensuite shower.
On the lower level, a quiet study with pool access and garden views opens onto a second veranda. A full bathroom on this floor provides added convenience for poolside use. Every space combines traditional materials like stone and wood with clean, modern finishes.
Guests have exclusive use of the entire villa, including the swimming pool, garden, indoor and outdoor dining areas, and on-site parking for up to three vehicles. The property is equipped with Wi-Fi throughout, both indoors and outdoors. Guests can check in independently using the self check-in procedure. Late check-ins are possible by arrangement and subject to a fee.
A car is recommended. The villa is reached via a 2 km gravel road that can be steep in places, making it unsuitable for low-clearance vehicles. The nearest highway exit is 16 km away (A11 Lucca). The Lucca train station is 15 km away, while the nearest airports are Pisa (50 km) and Florence (85 km). A local bus stop is located 6 km from the villa.
The swimming pool is open from May 1st to October 1st and measures 5 x 10 meters with a depth of 1.5 meters. It features a chlorine system and steps for easy access, surrounded by sunbeds and loungers in a well-maintained garden. A wood-fired oven is located near the pool and may be used only with prior approval and a professional chef due to safety regulations.
The property is professionally cleaned before arrival. During the stay, guests are expected to maintain hygienic conditions and properly dispose of waste in accordance with local regulations. Non-compliance may result in a fine of €100–€150. An inspection will be conducted at check-out to assess damages or missing items.
Electricity for air conditioning is charged separately at €0.70 per kWh. Heating, if requested, is charged at €35 per day. The security deposit of €1,500 is payable by credit card and refunded after inspection. Tourist tax is not included in the rental fee. One baby bed and high chair are typically available free of charge, upon request and subject to availability.
Late check-in is subject to a fee: €50 after 8:00 PM and €100 after 10:00 PM. Arrival time is between 4:00 PM and 7:00 PM, with check-out by 10:00 AM.
Additional costs include final cleaning (€350 mandatory), bed linen and towels (€20 per person per week), and any extra beds requested (€150 per child per week).
