Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

A COPY OF THESE RULES AND REGULATIONS IS PROVIDED TO EACH OWNER, AND IT IS THEIR RESPONSIBILITY TO PROVIDE THEM TO THEIR GUESTS. FAILURE TO READ THESE RULES AND REGULATIONS WILL NOT SERVE AS A VALID DEFENSE TO THE ASSESSMENT OF PENALTIES FOR VIOLATIONS OF SAID RULES AND REGULATIONS.
  • THESE RULES AND REGULATIONS DO NOT COVER EVERY POSSIBLE SITUATION THAT COULD ARISE AT THE FOUR SEASONS COMPLEX; THEREFORE, SECURITY OFFICERS HAVE BEEN INSTRUCTED BY THE BOARD TO STOP ANY ACTIVITY THEY CONSIDER THAT COULD RESULT IN PERSONAL INJURY OR PROPERTY DAMAGE, EVEN THOUGH IT MIGHT NOT BE COVERED BY AN EXISTING RULE OR REGULATION.
  • GENERAL COMMUNITY RULES:
  • The facilities (pier, pools, exercise, and club room) of FOUR SEASONS OF ROMAR BEACH, a Condominium, are for the sole use of unit occupants and their guests. The maximum number of unit occupants, INCLUDING ANY GUESTS, allowed on FOUR SEASONS OF ROMAR BEACH property, at any time, cannot exceed six (6) persons for a two (2) bedroom unit and eight (8) persons for a three (3) bedroom unit.
  • *No articles shall be hung or shaken from the doors or windows or placed upon the willow sills or balconies of the units. In addition, no personal belongings shall be left, stored, or maintained in any common areas, including the hallways at individual unit doorways, per FIRE CODE and as specified by the Fire Marshall.
  • NO items are to be left outside any unit overnight by the unit door or in the common areas/hallways. This is a requirement not just of Four Seasons but also relative to fire code and safety for those present at the property. A warning will be issued by security, but no further notifications may be delivered. Property left outside will be removed and placed in the trash rooms of that building for collection by the owners and/or disposal.
  • At no time shall birds be fed from a balcony.
  • No one shall do or allow anything which will disturb, annoy or interfere with the rights, comfort, or convenience of others. Loud or boisterous music or conversation is prohibited. Use of scooters, skateboards, skates, bikes, or similar equipment is prohibited.
  • Each unit shall be kept in a good state of preservation and cleanliness. No one shall sweep or throw any dirt or other substances from the doors, windows, or balconies. All garbage and other refuse shall be properly secured in a garbage bag or other garbage container and deposited in the garbage chute. No trash or other articles shall be burned. No fish parts or other such items that would cause an offensive odor shall be placed in the garbage chutes.
  • NO VEHICLES SHALL PARK IN FRONT OF THE GARBAGE COLLECTION AREAS OR FIRE DEPARTMENT CONNECTION AREAS.
  • All vehicles must have a FOUR SEASONS identification decal displayed. Owners should have a permanent sticker for their vehicles that must be attached to the window, not laying on the dash. All other vehicles must have a completed Guest Registration Certificate in the vehicle that is displayed at all times. These Certificates should be provided by the owner, or rental company or can be purchased from the HOA Management Company. Any vehicle without a pass or illegally parked is subject to being towed at the owner’s expense. No watercraft (of any kind), no trailers (single or dual axle), no motor homes with dual rear wheels, no extended cab or crew cab pickups that exceed 20 feet in length, and no pickup trucks with dual rear wheels. For any vehicle with a rear-mounted cargo carrier, the carrier must be removed. Two vehicles per unit will be permitted YEAR-ROUND. The exceptions to this rule are 2 designated time periods for the Memorial Day Holiday and for the July 4th holiday when ONLY ONE vehicle per unit will be permitted (**this designated time period for the Memorial Day Holiday and for the 4th of July is amended yearly based upon the holiday calendar).
  • Owners and guests must notify Security at the Guard Gate by telephone or in writing to provide access to Four Seasons property by all parties, including individual guests, contractors, decorators, cleaning services, repairmen, and all others.
  • Water closets or other water apparatus in the building shall not be used for any purpose other than those for which they were designed. Any damage resulting from the misuse of water closets or other apparatus in a unit shall be the responsibility of the owner of such unit. Water shall not be left running for an unnecessary length of time.
  • Unit owners may identify their units with a nameplate of a type and size approved by the Board of Directors and mounted in a place and manner approved by same. No other signs, advertisements, notices, or other lettering shall be displayed on the outside of units without the prior written approval of the Board of Directors. This regulation does not prohibit temporary decorations on unit doors to celebrate festive occasions or a holiday period.
  • Alteration and repair of common elements is the responsibility of the Association except for those matters which are stated in the Declaration of Condominium to be the responsibility of the unit owner. No work of any kind is to be done which will affect the exterior building or common areas, which are the responsibility of the Association.
  • No antenna shall be attached to or hung from the exterior of any units. Citizens band radios, short-wave radios, or any other similar apparatus which has an effect on the reception of television or radio signals by others are prohibited.
  • The Association, or its agents, shall have the right of access to any unit for the purpose of making inspections, repairs, improvements, or to remedy any conditions which would result in damage to portions of the building or for any purpose permitted under the terms of the Declaration of Condominium or the BY-Laws. Except in the case of an emergency, entry will be made by prearrangement with owner. If the Association makes entry, the owner shall be notified.
  • No one shall use or permit the presence of any flammable oils or fluids, explosives or articles deemed hazardous to life, limb or property in any unit or common area of the Condominium.
  • Common area furniture shall NOT be REMOVED FROM IT’S LOCATION. Four Seasons does NOT provide furniture of any type for the beach.
  • FIREWORKS ARE ILLEGAL inside the Orange Beach city limits. Therefore, use of fireworks is prohibited on Four Seasons property.
  • Carts are provided to assist in moving luggage and other items to and from units. There are a limited number of carts to serve a large number of people and it is, therefore, imperative that all carts be returned to the designated storage areas on the first floor of each building within fifteen (15) minutes after removal from this area. Carts shall not to be used by vendors or contractors.
  • Condominium units shall not be occupied over night by anyone under twenty-one (21) years of age unless accompanied by an adult.
  • Only electric barbecue grills may be used. This is to comply with the Alabama State Fire Code and prevent any possibility of a fire or explosion.
  • No liquid or gel mattresses shall be allowed in any unit.
  • THE USE OF DRONES OR ANY REMOTELY OPERATING DEVICES IS STRICTLY PROHIBITED ON FOUR SEASONS PROPERTY INCLUDING THE FOUR SEASONS PIER WITHOUT BOARD OF DIRECTOR APPROVAL FOR SPECIFIED NEEDS. VIOLATION OF THIS RULE MAY RESULT IN EVICTION FROM THE PROPERTY TO INSURE THE SAFETY OF FOUR SEASONS OWNERS AND ALL GUESTS.
  • PETS:
  • Only the owner of record is permitted to have a pet on the premises. No guests are permitted to have pets at Four Seasons. Pets are NOT allowed on the pier, beach, exercise room, clubroom or the pool areas at any time. When pets are outside of a unit they shall be restrained by a leash. All animal refuse shall be immediately removed and disposed of properly by the pet owner. **This rule shall not apply to actual trained Service Dogs by legal definition and the dog can accompany the person to any area on the property except in the pool. It shall not apply to Emotional Support Animals unless the tenancy is 30 days or more. In this case the support animal must have documentation from a physician explaining the owner has an impairment and how the animal provides support.
  • For use of the Club Room contact Property Management.
  • Owners and their real estate agents may not display banners or flags announcing an open house or unit for sale on the complex property or on the right of way in front of the property. Real estate agents must check in with security and meet and accompany interested clients while on the Four Seasons property. No “Open Houses” are allowed on the premises that would exceed the allowable number of vehicles per unit, and every non-owner, or non-registered guest must be accompanied by a licensed real estate agent.
  • SWIMMING POOL RULES:
  • All guests must be accompanied at all times by the unit owner or responsible occupant. The maximum number of unit occupants, INCLUDING ANY GUEST, allowed on FOUR SEASONS property, at any time, cannot exceed six (6) persons for a two (2) bedroom unit and eight (8) persons for a three (3) bedroom unit.
  • All persons using pools do so at their OWN RISK. The Association is not responsible for accident or injury in connection with the use of the pools or for any loss or damage to personal property. Persons using the pool area agree NOT to hold the Association liable for any actions of whatever nature occurring within the pool areas.
  • All persons twelve (12) years of age or younger must be accompanied at all times by an adult while using the swimming pools.
  • No boisterous, rough play or running shall be permitted in the pools or in the pool areas.
  • All persons are requested to cooperate in maintaining maximum cleanliness and tidiness in the swimming pool areas. No tobacco, beverages or foods of any kind are to be brought into pools. No glassware of any type shall be brought into the patio or pool areas.
  • Use of pools in prohibited between the hours of 10:00 P.M. and 6:00 A.M.
  • The pools shall be used in accordance with such Rules and Regulations as shall be mandated by the Board of Health of Baldwin County and /or the Board of Directors. Any persons having a skin disease, communicable disease, sore or inflamed eyes, cough, cold, nasal or ear discharge shall be excluded from the pools. SWIM DIAPERS ARE REQUIRED FOR CHILDREN NOT “POTTY TRAINED”.
  • EXERCISE ROOM RULES:
  • All guests must be accompanied at all times by the unit owner or responsible occupant. The maximum number of unit occupants, INCLUDING ANY GUEST, allowed on FOUR SEASONS property, at any time, cannot exceed six (6) persons for a two (2) bedroom unit and eight (8) persons for a three (3) bedroom unit.
  • All persons using the exercise room do so at their OWN RISK. The Association is not responsible for any accident or injury in connection with the use of the exercise room or any loss or damage to personal property. Persons using the exercise room agree NOT to hold the Association liable for any actions of whatever nature occurring within the exercise room.
  • No person under the age of twenty-one (21) shall be permitted access to the exercise room.
  • Tobacco or food of any type is NOT to be brought into the exercise room. Sports beverages are allowed in plastic containers only.
  • PIER RULES:
  • ALABAMA SALTWATER FISHING LICENSE REQUIRED
  • NO PETS ALLOWED
  • All guests must be accompanied at all times by the unit owner or responsible occupant. The maximum number of unit occupants, INCLUDING ANY GUEST, allowed on FOUR SEASONS property, at any time, cannot exceed six (6) persons for a two (2) bedroom unit and eight (8) persons for a three (3) bedroom unit.
  • All persons using the pier do so at their OWN RISK. The Association is not responsible for any accident or injury in connection with the use of the pier or for the loss or damage to personal property. Persons using the pier agree NOT to hold the Association liable for any actions of whatever nature occurring on or under the pier. Running on the pier, diving, or jumping off the pier is prohibited. When deemed necessary, the pier may be locked until further notice to prevent injury or loss of life and limit the Association's liability. These instances may be, though not limited to, instances of high seas, tropical systems or high winds.
  • Persons twelve (12) years of age or younger must be accompanied and supervised by an adult at all times.
  • Maximum of one (1) fishing rod per fisherman in use at any time. Rod must be attended. (Rod holders or other means of securing rods to the pier are not allowed).
  • Free float fishing downwind and with current only. (No bottom or trolley fishing is allowed).
  • Use only equipment and bait that belong to you.
  • Use landing nets for landing fish only. (Nets not to be secured to the pier).
  • Use caution when casting.
  • Catch & clean or catch & release.
  • Each fisherman is responsible for cleaning up the sink, bait-cutting areas, and pier after themselves.
  • NO GLASS allowed on the pier at any time.
  • Please report all violations of the Rules to Security.
  • These Rules and Regulations will be enforced by Security.
  • Please be conscious of the rules and alert your guests and rental companies that these rules are there to maintain enjoyment by all, and we must respect this privilege and amazing amenities. During the night/early morning hours: After 10 PM, all rods and equipment must be attended to, and only the allotted number of rods must be used. No equipment can be left on the pier when not attended, nor can they be left overnight. This applies from 10 PM until 6 AM the following morning. We realize people during the daylight hours may run back up to get a snack or drinks or run get more bait but please leave your equipment secure and neat during that time. The ONLY equipment that may be left during the 10 PM to 6 AM hours are bait buckets and crab traps that are in the water.
  • Keep all benches clean and clear as they are for sitting, not for tackle boxes, bait cutting, and coolers.
  • PERSONS IN VIOLATION OF THE FOUR SEASONS OF ROMAR BEACH RULES AND REGULATIONS WILL BE ADDRESSED BY THE BOARD OF DIRECTORS IN ACCORDANCE WITH THE ASSOCIATION’S GOVERNING DOCUMENTS.
