Originally two army cottages, it was extended by renowned New Zealand architect John Scott in the 1970s giving it a distinctly Kiwi flavour. Scott is widely regarded for letting the materials speak for themselves and here the Matai weatherboards, floorboards and exposed ceilings speak loudly of an era when the New Zealand bach was a simple and functional abode, exquisitely proportioned for the quintessential summer holiday.

Payment & Cancellation - 30 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 30 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 30 days before arrival: 100% refund.

House rules

  • Please ensure you read the information below to ensure your stay is enjoyable.
  • Strictly no parties, a few quiet drinks are fine, but you must be respectful of the property and its neighbours.
  • This is a family home in a quiet residential area, not suitable for large groups of adults. Disruption to the neighbours will not be tolerated.
  • When making a request please include information on the age range of the guests intending to stay and plans for while you are in Taupō. Please note we may contact you for more information on behalf of owners.
  • All homes are self-contained and privately owned. These are family holiday homes that are being shared with you, for this reason there may be some level of personal belongings in each of them.
  • All bookings are accepted on the basis that you have read, understand, and agree to abide by the Terms and Conditions and House Rules.
  • All bookings will be required to complete a check in form prior to arrival (excluding identity verified, Property Manager accounts) which will need to include a copy of your ID and the details of all guests intending to stay at the property. Failure to complete this form will result in the booking being cancelled.
  • Our office hours are 9.00am. – 5.00pm. (Monday - Friday). Closed public holidays. Messages and emails are not monitored outside of these hours, a duty manager is available outside of these hours for emergencies during your stay.
  • Guest Responsibilities:
  • If we are notified of parties or illegal activity you will be evicted and are liable for any damages to the property. We have a strict no party policy (large groups, hens, stags etc.) and do not allow functions or large gatherings.
  • The holiday home is not to be used as a function venue, events or activity that involve a larger number of people than stated on the maximum occupancy.
  • The guest named on the booking is responsible for the property for the duration of the stay and must take all reasonable care of the house. Respect for neighbours regarding noise and cars must be considered, we reserve the right to terminate the contract without refund if we receive complaints.
  • All guests are your responsibility so please take care and parental supervision is required for all children at all times, especially around stairs, balconies, water and fires. It is your responsibility to familiarise yourself with any potential hazards and hazardous areas/situations.
  • All homes are privately owned, please treat them with respect and if an incident/damage happens, report it ASAP so it can be repaired or replaced. For damages be aware that your credit card will be charged for the repair or replacement plus a 10% handling fee.
  • All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were on arrival. You will have paid a compulsory cleaning fee which covers a general service clean. If the property requires extra cleaning, you could be charged an additional $40.00 per hour for this.
  • If you use a BBQ it must be left clean, if not a $40.00 fee will be charged for cleaning.
  • ALL rubbish must be removed from throughout the property on your departure; failure to do this will result in a minimum charge of $40.00 for labour and council disposal fees. You may leave up to ONE bag of rubbish as part of the clean fee, specific property instructions will be at the home for you.
  • All holiday homes are strictly non-smoking. Smoking and vaping is permitted outside but please ensure you remove all butts and do not smoke near open doors or windows. If you do smoke inside there will be a charge of $150.00 to remove the odour.
  • We kindly ask that you do not cook food items that leave a strong and unpleasant odour in the home. If there is excessive cooking odour left upon your departure you will be charged $150 for professional odour removal.
  • Any properties that provide kayaks, bicycles, spa pools and/or swimming pools are to be used at your own risk. Taupo Realty Services accepts no responsibility for any injury or loss to any Guest or their belongings.
  • The property must be left secure and safe upon your departure. Please check all windows, doors and appliances including heaters, electric blankets, elements, and sockets before you leave the property.
  • Cancellations:
  • Please refer to the booking websites policies on cancellations.
  • All cancellations must be in writing/emailed, no phone cancellations accepted.
  • If you need to cancel a booking, please let us know as soon as possible so we may offer the property to others.
  • Any other amendments may incur an admin charge and are subject to availability, minimum stays and new tariffs for time booked.
  • No shows, early departures and cancellations received within 2 weeks of scheduled arrival will incur a 100% cancellation fee.
  • If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full. The Property Owners retain the right to cancel bookings if necessary. In such cases, we will make every effort to offer you alternative accommodation, though we cannot guarantee availability or pricing.
  • If due to extenuating circumstances you need to cancel your booking because a New Zealand Government issued travel restriction is in place or your group are seriously ill and unable to travel you need to contact us via email as soon as possible, you can put your reservation on hold. All rebooked reservations are subject to availability, minimum stays and new tariffs for time booked.
