Come and experience our mesmerizing front row views of the Pacific Ocean like you’ve never seen: sunrises, sunsets, whales and dolphins of many varieties, sea birds, rolling waves, and lots of beach fun! You’ll also find enjoyment simply watching other beach-goers go by on foot or on bike along our famous Boardwalk, between your front patio and the sandy beach. The Boardwalk is the best "avenue" to get to all your desired destinations: especially the Newport Pier area to the north, the Balboa Pier area to the south, and so much more! Sight-see and play during the day, then come back and relax on your patio to enjoy that spectacular ocean sunset. Here’s what you’ll find:

Queen-size trifold floor mat - best used for kids - is provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mat. Please make arrangements with our office in advance.)
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Full facilities located in hallway laundry room. Guests must provide their own laundry supplies.
PARKING:
- 1 car parking in carport per unit, suitable for most size vehicles - rear alley access.
- Available general neighborhood parking can also be utilized (metered and unmetered).
IMPORTANT:
- No smoking, vaping or cannabis use on the premises.
- No pets.
- This is not a party house: the owners live on the third floor.
- Summer season requires a 7-night minimum booking. Friday to Friday only.
- 3-night minimum booking requirement throughout the rest of the year.
ALSO:
The upstairs 3 bedroom/2 bath unit is also available year-round as a fabulous vacation destination. It can be booked simultaneously, when availability permits, in order to accommodate larger family or business groups on the entire property. LOCATION:
Once on the boardwalk, you’ll find that activities and dining options abound. There’s no need to wander too far from home for entertainment, shops, and beach fun if you head just a few blocks north to the Newport Pier. Heading south to the Balboa Village Fun Zone, you can find boat rentals, trips to Catalina island, whale-watching tours, fishing trips, or the old-fashioned arcades next to the Ferris Wheel. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes, taking you across the Newport Harbor to scenic Balboa Island in a short 5-minute ferry ride through a myriad of marine life and luxury yachts. Take pleasure in fine dining at the many highly-rated restaurants in the area, or simply turn on the grill for a sunset cookout.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
