French doors open to the front patio, creating a bright and inviting indoor-outdoor living space. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes all major and small appliances. A breakfast bar with seating for two provides additional dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Heating - Hair dryer, iron, and ironing board HOME FEATURES: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office. Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided. Parking: One parking space is provided in the shared double garage, suitable for small to mid-size vehicles and accessed via the rear alley. Parking behind the garage is not permitted. Additional neighborhood parking, both metered and unmetered, is also available. YOUR SPACE: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
