With a comfortable layout, ocean-view patio, and thoughtful amenities throughout, this home is perfectly suited for easy, year-round coastal getaways. OUTDOOR SPACES: The front patio offers a picnic table with a market umbrella, side chairs, a propane gas BBQ grill, and an ocean view—perfect for enjoying the coastal setting just steps from the beach. BEDROOMS: - Primary Bedroom: King-size bed; streaming TV; ceiling fan - Guest Bedroom: King-size bed; streaming TV; ceiling fan BATHROOM: - Hallway Bathroom: Combination shower/bathtub LIVING, DINING, & KITCHEN: The comfortable living space features a leather sofa and loveseat, streaming TV, a game table for two, and sliding glass doors that open to the front patio. The adjacent dining area includes a table with seating for six, ideal for shared meals and gathering together. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Hair dryer; Iron and ironing board - Ceiling fans throughout and baseboard heating HOME FEATURES: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort. Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office. Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided. Parking: One space is provided in a shared double garage and accommodates most vehicles (some SUVs). Garage dimensions are 189" W x 81" H. Street parking, both metered and unmetered, is also available. YOUR SPACE: Guests will have private and exclusive access to the entire 2BR/1BA ground-floor residence, including all interior spaces and the front patio. The second-floor 3BR/2BA unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
