Perfectly situated just three homes from the popular 40th Street beach on one of the Peninsula’s coveted extra-wide lots, this thoughtfully prepared 2BR/1BA ground-floor residence offers a relaxed coastal setting with practical comfort for small family getaways. OUTDOOR SPACES: The large front patio is shared with the upstairs unit, with a designated area on the left-hand side (when facing the property). This space includes a dining table for four, a market umbrella, a propane gas BBQ grill, and ocean views—perfect for enjoying the coastal atmosphere. BEDROOMS: - Primary Bedroom: King-size bed and cable TV - Guest Bedroom: King-size bed with access to the side walkway BATHROOMS: - Hallway Bathroom: Tub/shower combination LIVING, DINING, & KITCHEN: The inviting living space features a leather sofa set with a side chair and cable TV, creating a comfortable place to unwind. The adjacent dining area includes a table with seating for six, while sliding glass doors open to the expansive front patio for seamless indoor-outdoor living. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided. YOUR STAY ALSO INCLUDES: - Wi-Fi - 4 low-profile beach chairs - Ceiling fans throughout and heating - Hair dryer, iron, and ironing board YOUR SPACE: Guests will have private and exclusive access to the entire ground-floor residence, including all interior spaces and the designated front patio area. The patio is shared with the upstairs unit. The upstairs 4-bedroom/2-bath residence is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups. HOME FEATURES: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort. Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office. Laundry: Shared coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Complimentary laundry supplies are provided; however, guests must provide their own quarters. Parking: One covered carport space is provided for a mid-size vehicle (no SUVs), with access from the rear alley (garage height 82"). Street parking, both metered and unmetered, is also available. NEWPORT BEACH REGULATIONS: This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund. BEFORE YOU ARRIVE: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries. Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Property Manager at very reasonable rates. Large ice chests, wagons, Pack’ N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information. Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older. Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances. City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.
