Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless โGrace Periodโ applies.
- More than 14 days before arrival: 100% refund.

- Rental Property Rules and Conditions
- Property Manager is so pleased to host you and hope that you and your group enjoy all that our property has to offer. We ask that a few simple rules and conditions be followed to ensure an exceptional and memorable experience. As such, we've outlined our Rental Property Rules and Conditions below. Failure to comply with these Rental Property Rules and Conditions may result in immediate termination of your stay without refund of any payments made, including the rental fee and security deposit. All guests share equal responsibility for these Rental Property Rules and Conditions.
- General Rules
- โข Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Outdoor music is not permitted after 10:00PM. No amplification devices or musical instruments may be used outdoors or may be audible outside the property at any time, day or night. Lack of decorum and other disruptive noise that may disturb neighbors will not be tolerated. Guests must be mindful of their noise levels at all time. Neighborhood quiet hours are strictly enforced from 10:00PM-8:00AM. Unless otherwise authorized in writing by Property Manager, no gatherings, loud celebrations, parties or other private events (collectively "events") are to be held at the property during your occupancy. Violation of these policies may result in a $1,000 fine and possible eviction.
- โข No smoking, vaping, or use of any other smoking devices (whether electronic or otherwise) allowed inside the property or on the propertyโs premises. Violation of the no smoking policy will result in forfeiture of the full security deposit and liability of up to $500 for any discovered damage to furniture or any odors.
- โข Pets are not allowed inside the property or on the propertyโs premises unless otherwise approved by Property Manager in writing.
- โข Street parking is strictly prohibited. Guests must not exceed the maximum allowable vehicles indicated in the propertyโs booking information. All vehicles must be parked in designated parking areas.
- โข Guests must maintain all property and furnishings in good order.
- โข Guests may only use appliances for their intended use.
- โข Guests must not exceed the listed occupancy limit in the propertyโs booking information. Only guests listed on your reservation may stay overnight at the property.
- โข Guests may not send packages from, or cause packages to be sent to, the property.
- โข Guests are responsible for performing a walkthrough of the property at the start of their occupancy and reporting any damage discovered.
- โข All used dishes must be washed and trash must be taken to the appropriate outdoor garbage container at departure.
- โข Children under the age of 18 may not use the pool or spa at the property, if applicable, without an adult present. No guest may use the pool or spa alone. Guests agree to be safe at all times.
- Check-In / Check-Out
- Check-in time is 3:00PM. Check-out time is 10:00AM. Please note that these times are strictly enforced, and that arriving before 3:00PM or checking out after 10:00AM without prior written approval falls against these Rental Property Rules and Conditions.
- Security Deposit / Additional Costs and Incidental Charges
- If applicable to your reservation, the security deposit will be used at the sole discretion of Property Manager to pay for incidental charges and/or the restoration of the property to its original move-in conditions (outside of ordinary wear and tear). Additional costs and incidental charges include, but are not limited to, cleaning beyond normal wear and tear, removing excessive garbage, repairing or replacing any part of the premises, its contents, common areas and recreational facilities for damage caused during your occupancy, unauthorized pool heat, unauthorized pets, or those otherwise related to a failure to comply with these Rental Property Rules and Conditions. In the event that you did not pay a security deposit or if such deposit is insufficient, you agree that Property Manager may either charge your credit card on file to pay the additional costs and incidental charges or send you an invoice that is payable in full upon receipt. If all terms and conditions of your rental agreement are fulfilled, the security deposit will be returned in full within 21 business days after your departure.
- Repairs and Maintenance
- Property Manager cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment or pools/spas. Pools and spas are chemically serviced and cleaned regularly, however, winds may cause debris from surrounding trees and other materials to fall into the pools and spas. Please report any inoperative equipment or unclean pool or spa to us promptly. Property Manager will make every reasonable effort to have repairs or cleaning done quickly and efficiently.
- NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE Property Manager WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, WE CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING YOUR STAY. Property Manager WILL ALWAYS LOOK FOR ALTERNATIVE SOLUTIONS TO ENSURE AND PRIORITIZE GUEST COMFORT.
- Property Inspection
- The property will be subject to ongoing inspection and right of entry by Property Manager throughout your occupancy upon reasonable notice, which includes knocking on the front door or ringing the doorbell before entry.
- Surveillance
- The property may be monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that these Rental Property Rules and Conditions are respected. Guest acknowledges that the property may be under 24-hour exterior surveillance and security monitoring and patrols. The property may include noise alert monitoring systems in order to ensure that proper noise levels are respected.
- No Replacement Property Guarantee
- While every reasonable attempt will be made to accommodate you, if the property selected by you does not meet your satisfaction, Property Manager cannot guarantee that another property will be made available as a replacement.
- No Hold Over Policy
- Property Manager attempts to ensure that all of our properties are fully booked and reserved for their owners. Unfortunately, unless we have otherwise agreed in writing, we cannot permit you to remain on the property beyond the date and time of checkout on your reservation. If you hold over or remain on the property beyond such time and date of checkout, you consent to be removed from and locked out of the property by Property Manager, its representatives, and/or law enforcement. You further consent to permit Property Manager to remove your personal belongings to a location of Property Managerโ choice, where you may retrieve them.
- Vacation Rental (Not a Lease)
- THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. You stipulate and agree that you have not and will not receive a real property interest in or rights to the property.
- Hold Harmless
- You hereby waive, discharge and agree to hold harmless Property Manager and the property owner from any and all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests, invitees, agents and associates, and loss of personal property of any kind. You are responsible for keeping your personal property safe at all times.
- Obligation to Follow Additional House Rules and Other Applicable Laws
- Guests agree to follow any and all additional house rules provided to them, any and all rules of the Homeowners Association where the property is located, if applicable, and any and all applicable laws and local ordinances in the area where the property is located.
- Host Cancellation of Reservation
- If the property which is the subject of these Rental Property Rules and Conditions becomes unavailable during your scheduled occupancy for any reason, all deposits shall be returned in full to you, and Property Manager may present a substitute property to create a new reservation. Property Manager, nor the property owner, will be in breach of the terms of these Rental Property Rules and Conditions or any rental agreement if the cancellation is beyond reasonable control, including but not limited to, a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of God, insurrections, terrorism, or any other cause.
- If, after this reservation is completed, and correspondence or discussions with you disclose a change in circumstances involving the reservation of this property, Property Manager has the right to cancel such reservation if the reservation is not conducive to the welfare of the property. Such circumstances include, but are not limited to, indicated violations of these Rental Property Rules and Conditions. If the reservation is canceled pursuant to this section, all deposits shall be returned in full to you.
- Guest Cancellations and Refunds
- If the occupant cancels or otherwise terminates this Agreement, the following applies:
- โข To receive a full refund minus a 10% processing fee, guests must cancel at least 14 days before check-in
- โข If a guest cancels between 7 and 14 days before check-in, 50% for all nights will be charged.
- โข. If a guest cancels less than 7 days before check-in, 100% for all nights will be charged.
- โHVMB Guests are excluded from this policy and should refer to the cancellation policy within the listing.โ
- Miscellaneous
- All agreements between Property Manager or the property owner and you shall be governed by and construed in accordance with the laws of the State of Florida. Any and all legal matters arising out of such agreements shall be adjudicated in the city where the rental property resides, and Property Manager, the property owner and you hereby specifically waive any other jurisdiction and venue.
- Should any provision contained in any agreement between Property Manager or the property owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect.
- In connection with any litigation, including appellate proceedings, arising out of or under any agreement between Property Manager or the property owner and you, the prevailing party shall be entitled to recover reasonable attorneysโ fees and costs from the non-prevailing party.
