Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- Welcome! Thank you for choosing Property Manager Destination Properties for your vacation rental. By booking with us, you agree to the following terms and conditions:
- 1. Payments and Cancellations
- Payment and cancellation terms are subject to the specific cancellation policy in effect at the time of booking. Unless otherwise stated, all payments are non-refundable. Under certain circumstances, at Property Manager's sole discretion, a future travel credit may be issued. Travel credits are non-transferable, expire one year from issuance, and are subject to additional restrictions. Review the specific cancellation policy for your chosen property before booking.
- 2. Liability and Assumption of Risk
- You release Property Manager and the property owner from liability for any injuries, damages, or losses during your stay, except for gross negligence or intentional misconduct. You assume all risks associated with your stay, including those related to COVID-19, the property's amenities, and any activities you participate in. Travel insurance is highly recommended.
- 3. Dispute Resolution
- Any disputes arising from this agreement will be resolved through binding arbitration in Colorado. You waive your right to a jury trial and class action lawsuit.
- 4. Occupancy and Conduct
- The maximum occupancy stated in the listing must be adhered to.
- Parties and large gatherings are strictly prohibited.
- You are responsible for the conduct of all guests and agree to follow all applicable laws and regulations.
- 5. Property Condition, Access, and Damage
- Report any property issues or concerns to your Guest Contact immediately. Allow reasonable access to the property for maintenance or emergencies. You are responsible for any and all damage caused to the property or its contents during your stay, beyond normal wear and tear. This includes but is not limited to damage caused by negligence, misuse, or intentional acts. You authorize Property Manager to charge the credit card on file for the full cost of repairs or replacement, including any associated fees.
- 6. Cancellations and Unforeseen Circumstances
- Property Manager or the property owner may cancel your booking under certain circumstances. No refunds are given for cancellations due to unforeseen events like natural disasters or pandemics. Property Manager may offer a rental credit at its discretion in such situations.
- 7. Other Important Terms You agree to indemnify and hold harmless Property Manager and the property owner from any claims or liabilities arising from your stay. Property Manager's liability is limited to the amount paid for your booking.
- This agreement is governed by Colorado law. By completing your booking, you acknowledge and agree to these Terms & Conditions.
