Things To Know
Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless âGrace Periodâ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.

- Disclosure Regarding Building Amenities
- Please be advised that all amenities offered by the building are managed and maintained by the building management and may be subject to closure without prior notice. This includes, but is not limited to, facilities such as gyms, elevators, common areas, and any other amenities listed in our property description.
- While we strive to ensure that all amenities are available during your stay, we are not responsible for any disruptions, maintenance issues, or closures that may occur. If you experience any issues with the building amenities, please feel free to notify us. We will report these concerns to the building management on your behalf; however, we do not have control over the timing of any repairs or the decision-making process regarding these facilities.
- By booking your stay, you acknowledge and accept that we cannot be held liable for any issues related to the amenities. We appreciate your understanding and hope you enjoy your stay!
- OTHER THINGS TO NOTE
- Quiet Hours
- Quiet hours are between 10 pm - 8 am every day. If there are noise complaints or any violation of this rule, it may result in the cancellation of the booking and removal from the property without a refund.
- STRICT NO-PARTY POLICY
- No parties or events/gatherings. There are cameras above the door and noise detectors in the house. If there is a party of any kind the police will be called and everyone will be removed from the property with no refunds. $500 fine for party. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.
- No Smoking
- Smoking is prohibited without exception on this property. This goes for balconies and in or around the building too. If any signs of smoking are found in the unit or on the premises, a fine of $500 will be imposed, with no exceptions.
- Parking
- We do not assume any responsibility for parking violations issued to guests who fail to comply with our parking guidelines as detailed in the check-in guide.
- Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation.
- Pet Fee per Pet:
- 1-4 Nights: 25$/day
- 5-29 Nights: 200$
- 30+ Nights: 300$
- Restock
- We offer a complimentary starter kit for your convenience, which includes basic supplies such as toilet paper, paper towels, laundry detergent pods, dish detergent pods, and soap/shampoo/conditioner.
- You may be charged extra for cleaning if the property is left in a state that necessitates additional cleaning.
- Lost or unreturned fobs:
- $200 each for parking pass/tags replacements
- No mail can be delivered to the property, we do not have access to the mailbox due to security concerns.
- Depending on our cleaning schedule, we may be able to accommodate early check-in and late check-out at a fee of $20/hour. You must message us 24 hours beforehand to see if we can authorize this request.
- Please kindly note that your check-out should be completed on time. It is crucial to vacate the premises by the specified time to avoid any inconvenience and additional charges as per our house rules. An unauthorised late check-out will cost $75/hour.
- By reserving our listing, you are agreeing to all the House Rules listed above, please read them carefully prior to reserving.
- Disclosure Regarding Allowing Unit Access
- On rare occasions, maintenance may need to access the unit during your stay to address essential tasks. We kindly ask for your cooperation, as their schedules are beyond our control. Denying access may result in a $100 fee to cover rescheduling.
